Porsche Design’s entry into condominium development features a partnership with Dezer Properties to develop a 57-story tower in Sunny Isles Beach with a one-of-a-kind robotic parking system that will locate owners’ cars next to their luxury unit.

Plans submitted to the city in preparation for a Nov. 17 public hearing show that the building will feature 132 condo units with 284 robotic parking spaces.

The architectural plans submitted to the city show that the innovative design features three circular, rotating platforms at the building’s center that operate like elevators, transporting the cars to their destinations.

The round building will rise to 641 feet, with 595 feet for the building and the balance for the parapet, according to public records.

Many of the project’s units will be duplexes, with pools featured on every other level. Parking is also on every other level.

    The Miami preconstruction market is back.

    Developer Gil Dezer isn’t launching sales of his 132-unit Porsche Design condo tower in Sunny Isles Beach until June. He’s spending $3 million on a swanky sales center that won’t be ready until then. He still doesn’t have a Web site for his building. He’s not planning to break ground on the 57-story development until the second or third quarter of 2013. And he says the building won’t be ready until the second quarter of 2016.

    But word has spread about the Porsche Design building, with a robotic parking system that allows owners to store multiple cars next to their apartments, and many would-be buyers have expressed interest.

    “We’re now taking private meetings with those who are interested in buying units,” says Dezer, who’s come up with a way to ensure he’s meeting with serious customers.

    Dezer is requiring that potential buyers deposit $100,000 in escrow before they can schedule a meeting to discuss the luxurious condos, which are priced around $1,000 per square foot and range from $3.9 million to $14.5 million.

    That money is refundable, of course, but nobody’s asked for a refund yet.

    Dezer’s had 27 interested parties put $100,000 into escrow and is making appointments as far as 60 days out. So far, 15 meetings have resulted into 15 reservations for units, with the buyers — all Latin American, except for one US buyer and one Russian — each putting 10 percent down. This means deposits of around $400,000 or more for product that won’t be ready for more than four years.

    And Dezer is also making buyers put another 10 percent down when they go into contract and another 10 percent beyond that when construction starts.

    “That’s one of the selling points,” Dezer says of the building’s timetable. “We’re helping people plan for the future.”

    Porsche Design Tower is appearing before the Sunny Isles commission today seeking approval of a new TDR deal, which will allow them to increase the size of the units in the Porsche Design Tower.

    In total, the Porsche Tower developers will be spending almost $5 million for TDR rights.

    Porsche Design Tower is a great win for Coastal.

    While I am sure that the contract is not as high as the $560 million price that has been advertised, it is a very high profile property.

    Gil Dezer’s focus is on the $560 million Porsche Tower. He said his company has 55 reservations for 132 units amounting to about $275 million in sales to date. He expects to break ground on the project at 18555 Collins Ave. in the spring of 2013.

    Dezer said Porsche construction is being funded in part by requiring buyers to pay a 30 percent deposit. He’s also looking to land a bank loan for about $225 million.

    Interesting that in 2010 they originally proposed to the FAA to build this tower at 799 feet – but it got chopped to 649 feet due to Opa Locka airport.

    Before he started on the new, 649-foot-high Porsche Design Tower, developer Gil Dezer, president of Dezer Development, worked to get Sunny Isles’ height restrictions up from 550 feet to 649 feet.

    Dezer is [now] busy converting reservations to signed contracts; 72 units are currently spoken for.

    “Our penthouse buyer came out of the blue. This guy’s so well-known that if I gave you the country, you’d know who it is, or someone in the financial world would know,” says Dezer, referring to Porsche Design Tower, which will have a car elevator that recognizes the owner by his automobile and takes him straight to his apartment and assigned parking space. “We have a famous race-car driver, athletes, actors; they can all come and go from their apartment without seeing anyone.”
