Tibor Hollo Submits Plan For 92-Story One Bayfront Plaza

Tibor Hollo’s Florida East Coast Realty has submitted new plans for a 92-story, 1049-foot tower at One Bayfront Plaza, according to the SFBJ.

The new plan calls for:

  • 902 apartments
  • 200 hotel rooms
  • 532,000 square feet Class A office
  • 103,959 square feet of retail on the lower levels
  • Pedestrian bridge to Metromover
  • 1,055 parking spaces

In total, there will be 3.3 million square feet in a single tall tower instead of two shorter buildings – a reduction of about million square feet from last decade’s plans. Overall, there will be less office space but more residential and hotel.

Demolition of an older building on the site could begin as soon as January 2019 as leases expire, and construction would take 3.5 to four years.

Kohn Pedersen Fox is the architect. KPF also designed Espirito Santo Plaza, perhaps the most beautiful building in Miami.

There’s a 1.5 million square feet of office space available right now in Downtown, another 1 million in Brickell, more new product coming to the market in the next two years, and still more available for sublease. Yeah, I don’t think lack of office space is what’s keeping “leading corporations” from locating in downtown Miami.

I agree that Miami lacks a concentrated effort to attract corporations to move here, but on the other hand you need new/modern class A office space to even get in consideration for a possible move. Even when its out more than 3 years.

Oh yeah, and by “92 stories”, that may be an equivalent number reflecting the height in feet, it might actually not be more than 80 actual floors.

Beautiful… but I wish it was only office & hotel

This design is beautiful! I like how it stands in the middle of the downtown area like that. But, but, let’s not forget that there is a reduction in square footage and a lot of parking. There shouldn’t any poarking in the downtown area anymore because we need more pedestrians and public transit use. Also, the previous design was a little better with the sharp edges. Nonetheless, this is a great building that is going to make this city shine. Hollo, enough with Panorama! Just start making this beauty already! Haha

There are tons of condos & rental apts already & lots more coming. I’m with the group saying more office & hotel space is needed + retail. Where are the people of so many thousands of living units in downtown going to work? Since condos are not selling well anymore, over abundance, why build more rentals? So much living unit inventory is going to lower the rents.
