12-Story Office Building Planned In Wynwood

Wynwood’s Design Review Committee is scheduled to have a hearing on a new office proposal next week.

The 12-story project is named 161 Office.

161 Office is planned to include 45,666 square feet of office area, with an amenity floor. There will also be 25 parking spaces.

Deforma Studio is the architect, with Lombardi Properties the developer.

Not too keen on its viability. 78 NW 37 ST has been vacant since its construction 4 years ago. Small office buildings appear to be widow makers for developers. I do wish the developer the best and appreciate its addition to the Wynwood skyline.

Zoning allows it, however it’s basically impossible without the adequate water and sewer, and other infrastructure. Let alone realistically as you said about parking, because the last thing Little Havana/Riverside needs is cigarette boxes atop parking podiums.

Unless it has well executed Mediterranean Revival or Streamline Moderne architecture keeping in line with the area’s architectural themes, please no glass boxes in Little Havana/Riverside.

They don’t see big money moving into the area. All the other problems mentioned in comments are simply not true. There are big apartment buildings in the little havana, but its mostly budget apartments for seniors or workforce. Land in Wynwood is too expensive.

No. You have to build the parking in Little Havana and there’s no way around it. So yes, it is the zoning + the parking that kills deals like this.

isnt that the point, that there would be more buildings for seniors and workforce, and isn’t that what we need? Also the buildings youre talking about are only on the major streets like Flagler and 8th (and their one way counter parts 1st street and 7th street). All of Jose Marti Park is underutilized and there is no commercial zoning on a park, on the river, to appeal to developers like Jain – who has a monopoly on the area

Sort of far away from the central area of Wynwood, let alone Midtown? Plenty of other vacant lots closer to either node exist which are more appropriate for infill development.
