The Residences At 1428 Brickell Converts To Contracts

The developer planning the 70-story condo building known as The Residences at 1428 Brickell has converted reservations into contracts, according to a press release.

The tower recently received an approval recommendation from the Urban Development Review Board, and is currently seeking permits to commence construction, the release said.

“The Residences at 1428 Brickell has been incredibly well-received in the market and has generated tremendous momentum and reservation activity since launching two months ago,” said Alicia Cervera Lamadrid, managing partner of Cervera Real Estate, which is handling sales.

According to the developers, The Residences at 1428 Brickell will be the first high-rise residential tower in the world to be partially powered using solar energy.

The tower is being designed by ACPV ARCHITECTS led by Antonio Citterio and Patricia Viel, with architecture by Arquitectonica.

Completion is slated for 2027.

While normally I’d rather some amount of retail fronting Brickell Ave, that landscaping is absolutely beautiful and has a super cool effect. If they can successfully pull it off it’ll be a (dare I say) iconic element when walking or driving by.

I have to agree with an earlier comment, the interiors on that look amazing; Miami is blessed to be getting both a Citterio and Lissoni building.

While the units are expensive, the floor plans are certainly the most unique offering on the market. They shouldn’t have too much issue moving only 189 units, as long as the economy can hold out.

No it’s not. It’s just Brickell. If anything this seems too north to be south Brickell. That’s problem with directional sublabels, as you have been selectively using. This new small neighborhood, Brickell, from I95 to Biscayne Bay is booming before the names can even settle in, and those directional labels become increasingly superfluous and misdescriptive.

Brickell Ave is roughly from 5th st to 25th st. As this is 1428 its on 14th. So about the middle of Brickell ave

True but the denser city-like part of Brickell seems to begin at around 15th “Road” and grow northward. Apparently, the names in Brickell turn from “streets” to “roads” at 15th. This may have to do with different zoning below 15th, preserving the original Florida neighborhood vibe southward.

The directional labels don’t seem to work well Brickell, at least to me. Brickell is not analogous to Manhattan, where every street number is aligned in a perfect grid. Also, blocks are much larger in Manhattan, so subdivisions make more sense there. Brickell is a dense and walkable neighborhood from all ends.

Mostly true.
The grid works well in Miami Dade except for in a few places where the Biscayne Bay/Coastline takes a dramatic turn from N/S to “diagonally” NE/SW. (Check out GoogleEarth). The Roads is probably the best example.

My NY friends are surprised to know that Miami Ave is Zero Ave and Flagler Street is Zero Street, and every address is a NE,SE, NW, or SW relative to the intersection of Miami Ave & Flagler Street.

3100 NW 10th Ave is 31 blocks North of Flagler, and 10 blocks West of Miami Ave. There are no Lexingtons, Park Aves, or Avenue of the Anerica’s inserted in between the numbered streets or avenues. If you can do simple math and know that the sun rises in the east and sets in the west, you are good!

Back to Brickell. Yes, the Brickell Neighborhood starts at the Miami River and extends to 15th. Your observation is correct, there’s a big change South of 15th. That Neighborhood is called South Brickell. Zoning is different, it is an “Area of Influence” and not within the DDA TIF District. Notice no office towers, no hotel towers, etc.

The Neighborhoods were named a long time ago (I didn’t do it!), and were done so for reasons.
Occasionally, these change, but not often.

Nobody is blaming anyone. It’s understandle that nobody anticipated Brickell would become the world class Manhattan-like mega center it is today. This is all meant constructively to help the people and those in charge.

Maybe it’s time for an update. All streets east of I95 should be named SE. Most Florida cities transition from east for more inland than Brickell does. Also the SE streets are only one block, when more streets could be upgraded to SE up to I95.

I think people would like to see one cohesive walkable Brickell with common naming and quality .

Didn’t you say “west of metro” was a “zone of influence”, but it’s totally different than Sourh Brickell and blends seamlessly with the Brickell core as it’s being developed – can we give it an upgraded status? There’s lots of hotels and office towers including a 64 floor One Southside Park coming soon.

He bought some cheap unit there and is trying to convince himself and his friends that he lives in core Brickell. Go read all his posts from the last few days. I’m moving to new Brickell by the new riverside district. These luxury buildings can’t come soon enough to old Brickell. The buildings by the bay are so dated.
