178-Unit Residential Project Submitted To Wynwood Design Review Committee

Plans for a new mixed-use project have been filed in Wynwood.

The unnamed project was first revealed last year for a site at 18 NW 23rd Street, formerly a Salvation Army property. Now, the full plans and renderings have been released as part of a Wynwood Design Review Committee submittal.

The development is proposed to include:

  • 178 residential units
  • 13,498 square feet of retail
  • 183 parking spaces

A total of 8 zoning waivers are requested.

Arquitectonica is the architect.

A hearing before the Wynwood Design Review Committee is scheduled for July 18.

Alchemy-ABR-BCP Wynwood LLC, is the applicant. The company acquired the property in 2022, and the project is shown on their website.

One of Arquitectonica’s more intriguing, local designs. There are some interesting ideas at play here.

Interesting that we have two arquitectonica designs for wynwood that are definitely different.
Again not sure I love it but it has a wynwood feel to it that works I think.

lets be honest, this whole neighborhood is a NYC finance and CA tech playground now. They created a neighborhood out of nothing, that caters exclusively to out of towners, making them feel gritty and Miami street, but has actually totally gentrified the area. No spreading out of the investments in the neighborhood, just one area that is basically a bubble. Little Havana, Little Haiti, Buena Visa, Allahpattah, all get nothing the more Wynwood grows from outside investment.

You may think that you are being “honest” but really, you are being naïve.
The Wynwood Neighborhood existed before you did.

The neighborhood hasn’t been “created” just since you started paying attention.

The world does not revolve around you, and history was happening before you graced the planet.

Spend less time expounding on your inconsequential drivel and learn about the history, culture, and the importance of the people that have created the opportunity for you to live in such an incredible community.

what you said is drivel. everyone knows the world existed before them. I even stated that by saying the area has gentrified into a mess. The area was warehouses before. then it was art. Now its finance and tech from NYC and CA. I was born and raised in Miami since the 80s. What are you talking about? “the importance of people that have created the opportunity for you to live in such an incredible community.” LOL

Can you explain how the area has “gentrified” if, by your own statements, it was warehouses before its current state? I don’t usually buy into the concept of gentrification, but I’m at least familiar with the definition thereof. It doesn’t look like you are.
