2 Million Square Feet In Remaining Entitlements At 300 Biscayne After Vice Is Built

PMG will have about 2 million square feet of FAR available to developer at the 300 Biscayne site, according to a document recorded by the city last month.

The Declaration of Restrictive Covenants in Lieu of Unity of Title shows the following entitlement allocation for the property:

  • Property 1 (Vice rentals) 440,000 square feet FAR, 470 units
  • Property 2 (300 Biscayne condos) 1,981,600 square feet FAR, 1,087 units

The covenant was filed by the developer in May, but wasn’t signed and recorded by the city until July.

That Holiday Inn gives you a dose of some ‘old’ downtown Miami from the 1970s. If you want to call that old that is. I liked the old downtown Miami better.
