249-Unit Apartment Building Proposed Near River Landing

An 8-story apartment building has been proposed in Allapattah.

The project is proposed to include:

  • 249 dwelling units
  • 8,753 square feet of retail
  • an on-site parking garage providing 425 parking spaces

Metrorail’s Civic Center station is an 8 minute walk from the site, according to Google Maps.

The project was submitted to Miami’s Urban Development Review Board for a hearing on February 15.

Zyscovich is the architect.

Miami River District Property, LLC, which is managed by a company with a New York address, is listed as the developer.

Miami River to Marlin Park is the future of Miami’s expansion – miles of waterfront walkable land within the urban core to Brickell and Downtown.

is 8 stories low rise to you? IF so then sure, if 2-3 floors is low rise then youre restricting things like Anon

A Zyscovich building with curves, lined up windows and balconies, and concealed parking? A miracle!

I like this wish it was a lil taller but understand they trying to preserve views for future waterfront development

Development can grow taller further from the water to preserve airspace and ambiance around the river.

airspace and ambiance? what are you talking about? none of those things are rights that the neighborhood has.

That’s literally not why it’s not taller.

Miami needs more low rise communities around the water. Think European Mediterranean style development. Not everyone likes a high rise.

Views of the Miami River are best appreciated 1-5 floors above ground, not staring directly down at it, and can be seen 5-20 floors up from further back.

dude what are you talking about. Its 3 floors tall on most of it. And the city is dying for some kind of height in East Little Havana on Jose Marti. Its so close to the throng of Brickell and youre keeping it short for no reason, no commercial on the park. Just nonsense woke ideas
