25-Story Smart Brickell Has Reached The Top Floor (Photos)

Smart Brickell has reached the 25th and final floor of the first tower.

The project will eventually include three towers. Only the first tower is now rising.

The first tower will include 50 hotel rooms and 50 condos.

Buyers have the option to rent out their units on short term platforms such as Airbnb as much as 50 times per year.

At the ground floor, the project will have 12,000 square feet of commercial set aside for retail, cafe or restaurant.

I love this project. It’s scaled perfect. Love how the height goes west. West Brickell winning!!!

Whats the point at limiting to 50 rentals a year? Thats alreay over 4 per month on average who cares if its 60 might as well have no limit…

Having lived for three months in a building that allows AirBnB, I can tell you that there is a big difference in character between the weekend guests and those staying a week or longer. The building reeked of pot all weekend, but was much tamer during the week. Also, on the weekends you’d see people walking through public spaces in pajamas and in various stages of undress. There’s clearly some segmentation going on within the AirBnB crowd.

I hear you so then why offer 50 rentals instead of 24 or 2 per month so owners choose wisely like the example you gave to rent for at least a week to avoid “the weekend crowd” just seems random at 50.

I guess they figure the owners will come to the same conclusion and look for one week or longer. It’s a fine line between bringing in a party crowd that will trash your place and a more respectful crew on vacation. When I moved into the unit, the disposal was jammed with beer bottle caps and a ping pong ball. I left it much better than I found it.
The association is just allowing them some flexibility I guess.

Of all three towers, and they start with the shortest on the site of a pretty old apartment house while the site of the tallest still has some crummy postwar ones? The whole thing better be built.
