25-Story Smart Brickell Reaches Completion, Second Tower Underway

A 25-story Brickell tower has reached completion, while a second is underway, according to an Instagram post by its developer.

“We are so excited to announce that we have TCO for Smart One and here comes Smart Two,” developer Habitat Group wrote yesterday, along with a video showing foundation work.

Yet another tower is also in the works.

In May, plans were presented to Miami’s Urban Development Review Board for a third tower, called Smart Brickell Luxe.

The board voted 4-2 to recommend approval, with the following conditions:

  • Revisit podium design to harmonize with the tower and distinguish its architecture/articulation from the existing adjacent podiums to the east
  • Break up the mass of the podium

Smart Brickell Luxe is proposed to rise 23 stories, and include:

  • 74 lodging units
  • 53 residential and condo hotel units, along with amenities
  • 5,945 square feet of commercial
  • 75 parking spaces

Especially this area, lots of American buyers speaking English, and the spanish investors are bilingual. At least have some bilingual posts… pictures look beautiful but having English ads will help sell and speed this up.

The ramp is far from the pedestrian area, bordered by a spacious landscaped park. Should we halt Park West investments due to its highway crossings? Remember, this is Miami, where space is used creatively. This highway ends and tapers off at this region, reducing traffic. Brickell Ave has more traffic, let’s stay composed. We need better roads, with added paver designed circles, illuminated crosswalks and stop signs at every intersection. Let’s work together for positive change.

The highway is pretty small here and not a factor, not like the huge flyovers. It’s a plus and doesn’t detract from value. More visibility and easy access.

No roosters here. I live here. Very nice part of Brickell with much less car traffic, easy to walk everywhere, beautiful views, and most the old buildings have been torn down to make room for new luxury ones, which will add more retail, restaurants and entertainment and add more quality space for Brickell residents and visitors.

Nobody believes this unrealistic story. There are no chickens, and you are probably insecure or delusional, because it’s no different than the Burger King two blocks away at Brickell City Centre. That’s what people used to say about that street you know? And in a short time it became the most luxurious part of Miami.

Nobody actually sees I95. It’s hidden with mature canopied trees. They look over it less than Park West looks over US Highway One and I395, which are huge highways! Stop being so indignations. What makes this area better than Park West is that it’s safer and in the Brickell city center where you can walk to so much shopping, too doctors and service professionals and live the tropical city life in Miami.
