262-Unit Maizon Brickell Approved, Developer Applies For Foundation Permit

Miami’s Planning & Zoning Department has approved plans to build a 24-story tower called Maizon Brickell.

The project includes 262 apartments, 348 parking spaces, and ground floor retail.

Apartment developer ZOM submitted the proposal in October. At the time, the developer said that they intended to break ground in the first quarter of 2017.

Following approval, the developer applied for a foundation permit last week. That permit hasn’t yet been issued.

just happy it has retail, much of that area is a dead zone at street level.

I would like to see some buildings in the thirty and forty something story range being approved and built in West Brickell. That would break up the monotony of twenty four story buildings we see being approved and built in the West Brickell area.

Its always great to see super sexy product out there. but keep in mind that it’s “West Brickell”, slightly different market despite the very close proximity to the higher end condo product. You cant achieve the same rents at this location as you can in those other areas. Plus there is a need for slightly more affordable product (be it condo or apartments) in the Brickell area. Not everyone can afford a $2M condo or $5000 rent.

That’s not what Marc meant by cookie-cutter. I think he’s talking about the design and height of these projects in West Brickell.

Miami21 Zoning only allows up to 24-stories for most of the area (higher near the River) I believe.

Zoning says 24 stories for most of the area, but I think a payment into a special incentive program do allow builders to add up to another 10 stories.
