28-Story Kendall Apartment Tower Announced Under Live Local Act

Miami-based developer Shoma Group is planning a 28-story apartment tower in Kendall, thanks to Florida’s Live Local Act.

The Live Local Act overrides many local zoning rules statewide, if developers commit to building 40% of units as workforce housing.

The new Kendall project is known as Shoma 88.

“Kendall holds a special place in our hearts,” says Masoud Shojaee, CEO and Chairman of the Board at Shoma Group. “My very first project, ‘Kendall Best ,’ was built there. It was where I planted my roots and began this journey. Shoma 88 represents a homecoming of sorts.”

Shoma 88 will include 405 rental units, with an average size of 920 square feet.

At least 40 percent of the units will be designated for workforce housing, along with luxury units, Shoma said.

The building will also have 76,000 square feet of office and coworking space. There will also be 105,000 square feet of medical office space and 8,000 square feet of retail space.

Groundbreaking for Shoma 88 is slated for the first quarter of 2025, with an estimated completion date within 30 months.

Shoma MGMT, led by Shoma Group’s President Stephanie Shojaee, will handle leasing and management.

PPK Architects is the architect.

Odd place for the height and density. Though the park next door and easy access to major roads does seem interesting.

Funny, there are several articles about the project online and not a single one says where it will be. Its almost like Shoma is intentionally not putting it in any of their press releases to avoid public outcry. Which means it may be in some non-high rise aera like West Kendall or something.

Any article about new construction that DOESN’T list the location is suspect.
Also, anyone who has dealt with zoning in S. Florida knows it’s a joke and one of the most corrupt parts of Miami government. They build anywhere without consideration for zoning rules, infrastructure, access roads etc. Just consider the proposal for a ‘theme park’ on SW 152 Street where Zoo Miami is. A HUGE theme park along a street that is already oversaturated with traffic 20 hours a day.

Workforce housing is a term that has almost NO meaning.
C’mon S. Florida wake up.

Here’s hoping it’s closer to US1. No one and I mean NO ONE IN EAST NOR WEST KENDAL wants anymore development. Think how your commutes will be impacted. The schools. On and on. Quality of life is eroding.

Yet looks better than most Related and Melo buildings, solid and clean design with curves and symmetry. More of these please in the A&E District, Overtown, and Health District but with way less parking.

Great design! This is the standard that low-rise buildings like Domas Flats in Brickell should aim for. The glass divider, rounded curves, and aligned balconies are especially appealing.
