300 Rental Apartments Planned At Boulevard 57 Site

The Boulevard 57 site has been sold, according to the SFBJ.

13th Floor Investments and Tricera Capital paid $19.5 million for the 2.2 acre site.

The new owners will discard the Boulevard 57 condo plans. Instead, they will build a project with about 300 luxury rental units, and 25,000 square feet of retail.

Corwil Architects is designing the new project, which will top off at around eight stories.

Construction is expected to begin in the first or second quarter of 2018.

With all the condo to rental flips recently, is it safe to say this cycle has peaked and is on the way down?

No doubt!!! By the time this is actually built, we will be at rock bottom or maybe even on the way back up again! This project has been known to always start at the end of each condo cycle. At least this may be a vision that can be complete.

I do not think they made it clear in the article that they are not using these plans? Yes they say luxury rental instead of luxury condo, which usually entails lesser quality finished, and possibly slightly smaller spaces, but they may very well use the same plans, especially if its already paid for and complete. I agree, beautiful project, would love to see it.

Rentals will most likely work better at this location. The previous condo design was very nice, but the p/sf was way too, much more than Brickell prices.

100 units would be better. Anything over 120 units will attract opposition from well organized neighbors.

This area is struggling to change from abandon suburbs to a chic metropolitan but still there is something that’s holding it ……… will take some more time , but at the end it will !!!

The location is fit for high-end apartments or condos. It’s across the street from Morningside, which is one of Miami’s most established neighborhoods, and in front of gentrifying Lemon City, which will see considerable gentrification with the redevelopment of Design Place, spillover from the Design District and Buena Vista, and a Tri-Rail Coastal Link stop.

Lots of pieces have to come together.. At any rate, right now, there’s not much in terms of things to walk/bike to, which is what buyers today want.

This will bring further traffic woes to this area, especially the intersections of 36th and 38th and Biscayne. Rail is needed on Biscayne!

They are the responsible for the failure of Kubik, Biscayne 57, and probably this new project.
