310 Apartments Proposed Across From Kush In Wynwood

Plans have just been sent to Miami’s Urban Development Board for an apartment building in Wynwood.

The 11-story project is proposed to include:

  • 310 residential units
  • 9,909 square feet of commercial
  • 311 parking spaces

There are 5 walk-up residential units on the ground floor, in addition to commercial space.

Zoning would normally require 431 parking spaces. The developer is requesting a 30% TOD waiver due to nearby mass transit, with payment into the Transportation Trust Fund.

The project also includes participation in the Wynwood Transfer of Development Density program and will be acquiring an additional 50% density via payment into the affordable housing trust fund.

The developer is Clearline Real Estate.

In February, the developer signed a deal for water and sewer utilities for 310 apartments, 1,000 square feet of full service restaurant, and 8,300 square feet of retail.

Arquitectonica is the architect.

The UDRB hearing is scheduled for March 15.

DEFINITELY more speedbumps or roundabouts. It’s a non-violent less costly alternative to chasing down streetcar racers without police force, who could be doing other critical tasks.

No need to boycott. All you have to do is voice your complaint and hope for the best. But there’s a productive way of doing things. Just so you know, they did go back to including fries. They were kind enough to send me an IG message after considering the complaints and valued supporting their business. True Hospitality.

This is perfect, this means that 20th street can and will become a walkable link from edgewater to wynwood. Right the sidewalks ends abruptly is its super sketchy

This intersection will be a disaster. They added an arrow but took away a lane eastbound. 1 step forward, 2 steps backwards. Would like to see the traffic mitigation plan here.

When will the powers that be realize that something like this- no overhead protection from rain or sun- will never amount to a successful urbanization in semi tropical Miami. I also note another nail in the coffin- a straight wall featuring no fenestration to encourage pedestrian interest. But I guess in this backward town that’s asking for too much.
