33-Story Tower Revealed For The First Time

Plans for a 33-story tower have been revealed for the first time in a filing to Miami’s Urban Development Review Board.

The building is named 1600 Edgewater, according to a letter to board members from an architect at Kobi Karp Architecture & Interior Design, the firm designing the building.

“This building aspires to be more than just a physical structure; it is a celebration of Edgewater’s vibrant character that embraces the essences of the Bay, Wynwood and Miami,” the architect wrote.

1600 Edgewater is planned at the former Miami Cash Register site.

It is planned to rise 381 feet, and include:

  • 282 residential units (262 market rate, 20 affordable)
  • 6,615 square feet of commercial (5,539 SF ground floor, 1,077 SF rooftop)
  • 328 parking spaces in an 8-story garage

1600 NE 2nd Avenue, LLC is the developer. The entity is reportedly linked to the Sabet Group.

The tower is already in construction permitting, and has been submitted for FAA approval. The developer has also completed a utilities agreement.

The UDRB hearing is scheduled for March 19.

True. And it appears that the longest balcony is about 8ft long (if that).

The reason why buyers love Arquitectonica and developers choose them, is because the windows are floor to ceiling, wall to wall, and the glass balconies are substantive.

Living in Florida is a luxury depending on what you compare it to.
Yes. For a newly constructed apartment building in 2025, a balcony is a luxury.

There are +/- 195 countries on Planet Earth depending on how you think. To the world, a balcony is a luxury.

My first Miami home did not have a balcony. Somehow, I made it.
The next 3 out of 5 condos I bought did, it’s important to provide apartments at affordable prices.

Sounds good….but forcing home developers to retail at grade leads to lots 9f empty retail. (See Marina Blue, 900 Biscayne, 10 Museum and all the vacant space for a decade and a half)

This retail space is 68% likely to be empty for 9 months, then a vape shop.

It’s better than Excel and Melo projects, but that ain’t saying much. The upper part of the parking podium needs work, the curve needs to be more prominent in the design other than two paint colors and balconies.

I get that there will always be something left to be desired with anything, but denying the progress that is being made and planned is just insane. These areas look and feel completely different for the better and barely have moved the needle yet, stay optimistic!!
