343-Unit Downtown Miami Tower Planned Without Parking Now 100% Sold, Groundbreaking Set

Developers say they have seen an “overwhelming response” at the District 225 tower planned in downtown Miami, with 100% of units now sold.

The 37-story tower is planned to be built without a parking garage.

The project is also unique in that it has a first-of-its-kind agreement with Airbnb allowing direct listing on the platform.

“We launched District 225 as an experiment of sorts. And while we knew this unique product would resonate with buyers, the demand has surpassed even our most optimistic projections,” said Jon Paul Pérez, President of developer Related. “Related has long been at the forefront of trends, and we are proud to once again be at the cutting-edge of the market.”

In a press release, the developers said that groundbreaking is now expected to take place in the third quarter of 2022.

Related Group is developing the project with partners ROVR Development and BH Group.

The developers said the buyer group was diverse, with young professionals, domestic transplants and remote workers who value flexibility among them. Latin American buyers also make up a significant portion of sales, with upwards of 50% of buyers hailing from Colombia, Mexico and Argentina.

Units are being deliver fully finished and furnished.

Atlantic & Pacific will professionally manage the building, with staff trained to handle all aspects of Airbnb hosting, including listing, marketing, maintenance and cleaning.

@anon i think the point they were trying to make is that NOT having parking and having a sell out doesn’t prove that the broader market doesn’t want parking because it’s a project oriented towards non-residents. Not saying I agree with the implication that “no parking” buildings for normal residents won’t sell out. Just clarifying.

Because buyers are the people that work in Brickell or from home. The loop is free and the Fresh market us clse by. Life like in NYC. Nothing new. For everything else, you uber. Saves parkibg fees, car insurance and gas.

This concept is very appealing to anyone wanting a 2nd, third or pied a terre property. No worries and basically, it can pay itself with the rentals. I’m sure with the success of this one, we’ll see more coming. It’s also great they provide no parking.

Yep! Looking to buy my second property in one of these Airbnb buildings soon actually. Considering this one, Nativo or the new Lofty in Brickell. I love that I can rent it out when I want and still have a place to crash in Miami when I want to visit.

Probably the idea to build such a tower without parking lot is to encourage the tenants to use little boats to move around even using the Miami River to travel to the Miami Airport.
Long time ago I did use to travel from coconut Grove to downtown of Miami in a 16 footers boat mostly at daily basis.
