343-Unit Downtown Miami Tower Without Parking Garage Close To Topping Off

A 39-story downtown Miami that is being built without a parking garage is now nearly topped off, according to photos by Phillip Pessar.

The photos taken yesterday appear to show the shell of the tower now at about level 34. That is around 13 floors higher than photos showed in mid-October.

A total of 343 condos are being built, which will be permitted for rental on a short term basis through platforms such as Airbnb.

All of the condos are sold out.

Foundation work began in July 2022, with the first tower crane installed in November 2022.

ROVR Development, The Related Group and BH Group are the developers.

I wouldn’t mind a twin on the other side of the block replacing the arts school, and maybe even a triple at over twice the height on the parking garage to the rear!

Hope residential projects like this spur retail new activity in the CBD especially along Flagler once the street redesign is complete. This area is so dead but has so much potential

off topic but does anyone know when the flagler area downtown is going to be done? all it is is a bunch of run down pawnshop and souvenir places with a bunch of construction.

It was originally supposed to finish in May 2024. But I’d bet they’re at least 1 year behind schedule as they haven’t even started the last segment yet. Summer 2025 seems realistic to me
