38-Story Edgewater Tower Moves To Construction Permitting

Edgewater’s 2900 Terrace apartment tower has entered the construction permitting phase.

The tower’s construction permit application was submitted to Miami’s Building Department on April 26, and advanced to pre-screening on May 1. No contractor is yet attached.

On April 29, Miami Planning & Zoning reviewers issued a final decision on zoning waivers needed for the new tower, records show.

2900 Terrace is planned to include:

  • 324 luxury apartments
  • 8,000 square feet of full service restaurant
  • 8,000 square feet of retail
  • over 500 parking spaces

Arquitectonica is the architect.

Oak Row Equities and LNDMRK are the developers.

Keep building. Increase the already heavy traffic. Increase the misery.

Who’s going to open retail on a dead-end street? I’ll say what another fellow contributor will say, but it would be better with LiNeR UnITS.

Don’t densify Edgwater, it’ll be a traffic nightmare bc there is no metro mover, too far above the current core

The FEC tracks and a proposed transit stop are a five minute walk away.

The transit stop won’t take people to Brickell offices though. It’s good if you’re going to Aventura or Boca. Sorry but this is a legit concern.

You could say the same about coconut grove, coral gables, Miami Beach, etc etc

And I do. Absolutely do. We are at a pivot point where traffic can make or break the future.

Better pack up if you don’t like it. We’re not slowing down.

Edgewater is very much part of the current core!
