$3B Mixed-Use Little River District Approved: New Details

The Miami-Dade County Commission voted unanimously yesterday to approve SG Holdings’ 63-acre Little River District, and new details of the development have been released.

It will be the largest affordable housing development in Miami-Dade County’s history, with 5,700 affordable and workforce housing units.

SG Holdings, a joint venture comprised of Swerdlow Group, SJM Partners, and Alben Duffie is leading development of the district. The partnership recently completed the 1.5 million-square-foot, mixed-use Sawyer’s Walk in Overtown.

Arquitectonica is designing the development.

The unit breakdown will be 2,284 affordable housing rental units, 1,398 workforce rental units, and 2,048 potential workforce condo units.

Residents of the affordable and workforce components will have access to amenities, including, pools, fitness centers, and computer labs.

The development will include more than 370,000 square feet of retail space, with major retailers such as Home Depot and BJs already committed to the project.

There will also be a major supermarket, gas station, food and beverage options, and other retail.

Around 250,000 square feet of publicly accessible green space will span the project, fostering a walkable and sustainable urban pedestrian-friendly environment with improved pedestrian walkways, enhanced landscaping and beautification, bike paths and shuttle service for residents.

Transit is also being prioritized, with a new $35 million Tri-Rail station planned.

this will be a great addition to the county. Having the train station included is going to be great for everyone that lives in this area or wants to visit.

Exactly, this is on the Iris connector, going east west between the main rail lines, it’s not really integrated well to the other lines yet, either, and has a very low train speed.

The Riverday Festival is coming up, and flyers are everywhere. They start in English to grab your attention, then switch to Spanish, so you can’t tell what the government is actually planning. We always include Spanish subtitles—can we get English ones too? The President just made it the official language here, after all.

IMPOSSIBLE! There are at least 100 “We Needs” who post on this website (okay….maybe 8 that post often) who demand more expansive trains!

Does this mean, that if not heavily subsidized they will fail like the rail to Miami Beach, the rail on Flagler Street, and nearly all rai in America?

The Regional Transit Authority, which operates Tri-Rail has asked the three counties to contribute 10 million each to maintain operations, but this station itself is being built and paid for by the developer

It’s confusing that this is on the Iris connector rail line oriented east and west. This is not exactly an infill station on the [existing] line(s). Not on the 1989 CSX line, or the new Brightline FEC line.
