43-Story 222 Namdar Coming Soon, Shell Contractor Says

Another 43-story tower is coming soon to Downtown Miami, a shell contractor said yesterday.

L&R Structural Corp. wrote in an Instagram story that 222 Namdar is “coming soon.”

Foundation equipment was spotted at the site in April.

Two 43-story towers are planned on the property, with:

  • 1,394 apartments
  • 7,984 square feet of retail
  • 336 parking spaces

A foundation permit was approved at the site of the first 680-unit tower in March 2023, with John Moriarty the contractor.

Now we need MDC to sell their surface lots for development.

They are holding up downtown just like our infamous M A N A is doing. Two side of the same coin.

Not true at all.

Are you unaware of what Miami-Dade College has built in the last 20 years, are building now, and are planning for the next 20 years?

They are doing exceptional work.

That individual you mentioned, on the other hand, has not built a thing in 20 years.

We need the educational campus downtown

Yes, and it can be contained within the Wolfson block if they redevelop it into a vertical campus will all the money they’ll get from selling their parking lots, and Freedom Tower and the old Federal Building to somebody who will actually restore and adaptively resue them into something worthwhile.

Having a campus downtown is a great thing for a city. MDC deserves the investment to create a world class campus that serves the youth of Miami.

MDC is in the process of removing the hazardous materials and restoration of the Courthouse. It will be an extension of the Innovation Lab with a Robotics school, and tech incubator among other things.

I wonder why the little hotel between them (Miami sun hotel I think it’s called) didn’t sell? Surely your not renting rooms while these towers are being built literally around you.

Good question, maybe they we’re holding out for more money. It looks out of place in the renderings.

The kind of clientele that rents those Miami Sun Hotel rooms actually welcome the noise drowning out their own, and they keep the blinds pulled tight and don’t look out the windows.

The Sun Hotel won’t see much sun after these towers go up.

It appears to be owned by a Bio Tech CEO out of Taipei, Susan Tsay. I guess she doesn’t need the $$$

Well it’s a good opportunity to restore it to its 1920s glory as a boutique hotel, and will look interesting in between well designed contemporary towers. While an overused comparison, it will indeed be like NYC.

A much needed addition to our skyline

MDC is “Manaing” Miami by holding up development downtown.

Even the average or below average MDC student would point to the millions of SQFT of development in Downtown over the last 10 years, the millions of SQFT under construction now, and observe that NO ONE is “holding up development”. Development is ubiquitous.

Miami Dade College is responsible for 100’s of thousands of development in the CBD and they still building more.

AMazing infill and the cleared land makes the current hotel look funny

As if it didn’t look funny surround by parking lots. In fact, it looks more appropriate being level with these towers’ parking garage.

Renderings are so deceiving nowadays

I realize this is named after the developer (and the CEO/family), but in English “Namdar” doesn’t convey positively as a name …. at all … seems they’d come up with something better unless they just want to promote their development company. Even 2nd St Tower would be better … to me at least.

I wonder what is going to happen to all these newly constructed buildings in 20 years when the economy worsens and nobody can afford them. Condos will be priced at 100 dollars.

Ultimately as long as developers build it the market will find equilibrium so let them build the inventory and let the market decide if its needed!

Anonymous

In 20 years, we will have gone through multiple cycles and maybe even see buildings built today or last boom demolished and rebuilt. Hopefully that includes Downtown 5th.

The Chicoms will nuke us in 20 years before condos are ever sold at 100 dollars.

Condos will be priced at $100….from what crack pipe do you toke?

This is Miami. We have people coming from all over the world to purchase condos with cash. Your doomsday perspective might be applicable to, say Cleveland, but not here.
