5 Towers Already Planned On One Brickell Block, 6th May Be Coming

Yet another development is in the works for the block of Brickell’s SW 9th Street between SW 1 Avenue and SW 2 Avenue.

Five other towers are already in planning for the same block.

As with the other towers, the new development could be built under the County’s Rapid Transit Zoning scheme.

In a November 9 letter to Miami-Dade planners, a lobbyist for North Development Group said that a mixed-use project was being considered under the RTZ rules.

North Development is the proposed buyer for three folios on SW 9th Street, the letter said.

The developer wrote that it wants to build an extended stay hotel as part of the new development, and was requesting clarification on whether a a maximum length of stay for guests would apply under county rules.

Th five other towers already in planning for the same block include:

Miami winning! This section of Brickell is undergoing significant revitalization, and I’m excited about the placement of Southside Park right in the heart of it all. I hope it will evolve into a central hub for community recreation in Brickell.

With the way the park is being redesigned, still a lot of underutilized space, even for Miami standards.

Perfect, Miami is in desperate need of more housing and this part of Brickell is shining✨

There’s so much space in this side of Brickell for new parks, retail and cultural venues. This is just the beginning of a brighter future for Miami…

I got a bridge to sell you if you think multiple parks are coming

The new Brickell development offers improved prospects for a walkable lifestyle in Miami, which will help reduce traffic in areas where people drive. Perfect!

Except they are all on top of enormous parking garages.

We haven’t seen plans yet. You didn’t see the building yesterday that has 0 parking? That’s 3 blocks from here.

Anon

It doesn’t have “zero parking” – all of the parking is stuffed into the huge parking podium NEXT to it

Wow! Similar to Hudson Yards, the redevelopment of the Underline and riverwalk is a monumental project. Located at the core of Miami, in close proximity to Brickell Station and BCC, this area is undergoing a remarkable transformation, and I’m genuinely excited to witness its modernization! 🌟

The buildings at Hudson Yards are spaced out with an enormous public plaza at the base. They really are nothing alike.

Miami Winning!

I agree on the need for more public space, but it’s crucial to note that Hudson Yards comprises over 16 new buildings, not all featuring public spaces. Similarly, the emerging Brickell area boasts several projects akin to Hudson Yards, each with comparable public spaces and a connecting linear park. While they aren’t identical, this is the closest comparison to Hudson Yards in the United States, and it’s worth celebrating!

Anon

I’m well aware – I used to live there. Not every dense urban area is “the new Hudson yards!” I like Brickell but the HY comparison is silly.

Anonymous

Hudson Yards was a master-planned redevelopment of a railyard, not incremental redevelopment of an existing neighborhood.

Anon

These assemblages facilitate master planning, and several neglected boat yards and wharfs are undergoing redevelopment into marinas with yachts – reminiscent of an abandoned rail yard in its own way.

Brickell is it’s own thing. Stop trying to draw comparisons to Hudson Yards – it’s really not necessary.

Brickell is nicer than Hudson Yards and this area will help solidify that.

Stop comparing your tiny city to New York

Absolutely nothing of value here worth saving (unlike where Dumba** Flats II is proposed). Bring on the bulldozers!

Anon

I hope they save the sacred banyon tree and the stone-carved home. Maybe the public could buy and lease it for events or trade one of the underused parks south of Brickell.

Approved!

I know this is a LONG way down the road but after they fix up west Brickell around 8th Street, it would be really cool to see this extend down SW 8th street. Maybe not high rises, but some cool mid rise Mediterranean style buildings like in the Gables. It’s less than 10 blocks from West Brickell to the touristy section of Little Havana. It would be great to link these areas.

Anon

Explore West Palm Beach, distinct from Coral Gables. WPB developers seamlessly blend modern and Mediterranean design with refurbished historic Florida homes, creating a smooth transition from Brickell to the revitalized architecture of Little Havana.

Anon

I think WPB is doing a good job in their new development phase, but we should bring that to Miami. I would like to see Little Havana get more love from developers and I think that style of mixing Mediterranean design with modern elements would be really cool and pay tribute to Little “Havana”

Anon

I meant explore WPB for inspiration on how to do incredible master planning and mix of modern with historic Mediterranean to bring to Riverside transition zone to historic Little Havana.

I think the wrong block is tagged in the map image, it’s the block North, next to 8th St not the block with the UPS Store.

Closer than comparison to Hudson Yards, I suppose.

Anon

MWC thinks it’s the new Brickell, not the other way around 😂

Brickell is an entire neighborhood. MWC is a development.

Density is good but you want enough space for some of these buildings to shine……..

Disagree, shine by developing better buildings.

The Calle 8 building is really beautiful but it looks like it will be quickly obscured by less attractive stucco boxes with protruding balconies

Anon

The 8th street building is in a prime highly visible area for the skyline and won’t be blocked. Don’t worry.

rent is already falling and the pace is only increasing 🙂

Anon

It’s actually still going up 13% in this part of Brickell, in comparison to Miami-Dade which has seen mild drops in rent like the rest of the country. Check out the Rent.com neighborhood-specific data for a more accurate analysis.

Anon

Developers have cracked the code. They can put up a crappy stucco block and wannabe’s will still buy because it’s in Brickell – explains a lot of the recent proposals….

Anon

What? That’s false. Some of the nicest proposals in Miami are all in this area.

Don

* In the past, high land values coupled with old zoning limited ROI here, but the new RTZ zoning is enabling developers to seize rare opportunities for iconic designs in the city center, elevating project proposals. Keep an eye out for even better proposals 🙂

I tried to find it for you, and I’m completely honest about my reporting. Strangely, since I reported this a month ago, the neighborhood data was removed from their website. You can check the Internet Archives here to see I’m telling the truth about rental prices rising by 13% and strong demand in this area.

That 13% rise is yesterday’s news hon. Rents are flatlining now including your precious Brickell.

Anon

That narrative is fake news, hon. Rents are rising in Brickell. Drops in other areas impact averages overall, but demand continues to grow in this area.
