518-Unit Apartment Tower Moves Forward With Planning, Permitting

Overtown’s Block 45 tower is moving forward with the planning and permitting process.

The 36-story tower has already been approved by City of Miami Planners, with approval granted in January 2020.

The plans have now been submitted to Miami-Dade County planners, with documents filed earlier this week.

There have been no changes from the plans already approved by the city, except for modifications to the garage screen material, and inclusion of twenty percent of required parking as electric vehicle charger-ready spaces.

Administrative Site Plan Review by county planners is required, since the property was added to the Historic Overtown/Lyric Theatre Station Subzone of the County’s Rapid Transit Zone District in December 2019.

County building records also show that a dry run construction permit for the property was submitted in late April 2022.

Block 45 is planned to include:

  • 518 multifamily units (including 98 micro-units)
  • 24,865 square feet of retail
  • 605 parking spaces

Atlantic Pacific Communities is the developer. Corwil is the architect.

beautiful design and fits in to the grand plan of overtown renewel process….in a few years this will be a dynamic part of downtown…especially with areas under the new highway similar to underline

I would love to see Overtown become the next Wyndwood but with an elegant Jazz/Blues vibe. It would be something new for Miami for sure.

I agree. Either way, it is proven that any housing relives stress, especially since the costumers that buy new luxury housing are costumers that would’ve otherwise bought existing apartments and priced out other people.

Fiu put out a study showing there’s a 10k affordable housing shortage so while 518 units are great there’s plenty more needed. You and I may not be feeling it as much, but there’s thousands of people getting priced out of Miami.
