518-Unit Apartment Tower Moves Forward With Planning, Permitting

Overtown’s Block 45 tower is moving forward with the planning and permitting process.

The 36-story tower has already been approved by City of Miami Planners, with approval granted in January 2020.

The plans have now been submitted to Miami-Dade County planners, with documents filed earlier this week.

There have been no changes from the plans already approved by the city, except for modifications to the garage screen material, and inclusion of twenty percent of required parking as electric vehicle charger-ready spaces.

Administrative Site Plan Review by county planners is required, since the property was added to the Historic Overtown/Lyric Theatre Station Subzone of the County’s Rapid Transit Zone District in December 2019.

County building records also show that a dry run construction permit for the property was submitted in late April 2022.

Block 45 is planned to include:

  • 518 multifamily units (including 98 micro-units)
  • 24,865 square feet of retail
  • 605 parking spaces

Atlantic Pacific Communities is the developer. Corwil is the architect.

I would love to see Overtown become the next Wyndwood but with an elegant Jazz/Blues vibe. It would be something new for Miami for sure.

Overtown is the future, if you haven’t purchased land there already, you lack vision!

Here’s some affordable housing for you guys. Can we stop the constant bitching about new luxury condos now?

Not Anonymous

I agree. Either way, it is proven that any housing relives stress, especially since the costumers that buy new luxury housing are costumers that would’ve otherwise bought existing apartments and priced out other people.

I agree. The affordable housing brigade is always complaining and never satisfied. Very shitty attitude indeed.

Fiu put out a study showing there’s a 10k affordable housing shortage so while 518 units are great there’s plenty more needed. You and I may not be feeling it as much, but there’s thousands of people getting priced out of Miami.

This area is rapidly changing with all the new construction. It seems like this is one of the last available lots on a major downtown intersection.

Beautiful design. Much better than the typical cereal box.

As prices stand now, if you can afford an electric car you won’t be living there even if 20% of the parking is reserved for EVs.

Solid looking tower. More like this in West Brickell, and Edgewater inland from the bay, please.

What idea do you have on where people should park?

Anonymous

Yep, and what looks like patches of hay to cover it. Honestly, it would look better exposed, a major oversight caused by Miami21.

Way too much parking!!!!!! Not gonna complain about the design (“well then why don’t u design something blah blah blah”) but seriously if u can’t have less parking in this location…

Still better than that clutter balcony-faced box known as Soleste Grand Central.

When you drive to where ever you’re going and find a convenient spot to park you car, I bet you don’t think “Too much parking” here.

Anonymous

LOL Missoni Baia is a boring 1960s-style glass box with an ugly west facade rearing its end to the city. At least this tower has arches and variety of materials.
