52-Story Clear Residences Moving Through Planning Approval

Miami’s Planning Department is now reviewing a proposal for a 52-story tower called Clear Residences.

The project is proposed on a 23,750 square foot lot currently used as surface parking.

According to a December 2022 Letter of Intent and plans filing, Clear Residences is proposed to include:

  • 545 residential units (average unit size 773 square feet)
  • 4,190 square feet ground floor retail
  • 199 parking spaces on levels 2 through 6

The top of the roof is proposed at 694 feet above ground.

Records show an April 2023 payment to process school concurrency review.

Clear Communities Miami North Limited Partnership is the developer, represented in the approval process by law firm Bercow Radell Fernandez Larkin & Tapanes.

Kobi Karp is the architect.

A date stamp of late August 2022 is listed on the Kobi Karp plan set. There property was also listed on a broker website, showing an early August 2022 posting date.

Ooohh I like this project, this area needs the housing. Plus with the new Hyatt a block away the density will increase foot traffic and encourage more metromover riders.

Glad to see new construction on this street and LOVE the parking ratio! If you’re going to bring a car with you to a building this centrally-located, it should come at a steep cost.

These guys are not developers and will not be the ones ultimately building. They’ve been quietly marketing this project for awhile now at a silly price.

Solid infill, but now we need an imaginative tower of the same caliber as Miami Tower to replace Ultramont Mall, which was supposed to be a temporary taxpayer.

From looking at the map and knowing the area well – The location is great !
One block from whole Foods and from Brickell bridge and super easy access to I-95 .
It is located only 2 blocks from Bayfront Park.
In my opinion it is one of the strongest locations in the CBD.
Btw – The 2 historic office buildings to the east of the lot insuring open views to the bay
