57-Story Casa Bella Set To Break Ground In Late 2022 With Private Rooftop Observatory

More details have been released about a newly announced downtown Miami condo project called Casa Bella Residences by B&B Italia.

Casa Bella will rise 57 stories, brokers say.

There will be a pool deck, terrace, and private observatory with a state-of-the-art telescope at level 55, according to a fact sheet. The Sky Pool Terrace Observatory will soar 650 feet high, the marketing states.

Prices range from under $600,000 to around $2 million for non-penthouse units.

Owners will be permitted to rent their units up to 6 times per year, with a minimum rental of 30 days.

Deposits totaling 40% will be required during construction. The remaining 60% is due upon completion.

Groundbreaking is scheduled for the end of 2022, according to broker Catena Group. Completion is scheduled for the end of 2025.

Alta Developers and Related Group are the developers.

Architecture is by Arquitectonica, with interiors by Piero Lissoni. Enzo Enea is handling landscape design.

The drainage problem has been around since the time of the Tequestas. Instead of the parking requirements, a proper sewer connection should be enforced

It will be a beautiful building, with a great location and observatory with a frontal view of Biscayne Bay, the islands and Miami Beach. It looks like it will be two towers, but to give the impression of more exclusivity and improve sales, the renderings now only show one tower. This gimmick is also being used by Baccarat, which appears to be a three-tower design, shown in previous renderings, and now, when sales begin, only one turret is shown in current renderings. I think this practice is wrong. Buyers must be properly informed so as not to be misled..

I’ve always wondered why pre-construction condo buying is even a thing. Why wouldn’t people want to be in and feel a unit before purchasing? The obvious alternative would be to actually study the site plans and architectural drawings which would show what is getting built here and in Baccarat. You’re telling me people don’t even do that?

That first rendering with the new bridge goes crazyyy. It’s wild to see how dramatically things are changing downtown and it’s happening right in front of us. Just looking at that image of Biscayne with all the pending projects in mind you can envision how Miami is going to look completely different even in 5 years.

So, an observatory in light polluted Miami; is limited to observing the planets and doing narrowband imaging with a camera. I can just about guarantee that the structural engineer will not know how to make observatory work given the flexibility of the structure and the rigidity requirements of precision mechanics not to mention no hands on experience with precision optical and mechanical equipment.
