58-Story Villa Residences Announced In Edgewater

Developers have announced plans for a 58-story tower in Edgewater called Villa Residences.

The project was officially launched on March 31, according to an Instagram post by Louis Birdman, a co-developer.

There will be roughly 60 to 70 units in the tower, with a rooftop helipad and baywalk. A restaurant by Major Food Group is also planned.

ODP Architects is the architect.

One Thousand Group and Terra are the developers, in partnership with Major Food Group.

Finally, a tower that doesn’t turn its back to the city side like all the other built towers in Edgewater.

It had no choice because of the narrow plot of land.

B.S., the telescoping box is about the same size at ground level, but still looks like crap from Biscayne Boulevard and has a parking garage spanning the block longer than the tower itself.

Exactly it seems like all the developer high rises and developers in past decade have turned the back on the city, without thought to the western skyline which we all see every day! Sure the water looks beautiful on a boat or drone, but it’s not what visitors and residents see every day! Excellent point 👏 more luxury designs on western side and fronts of buildings please 🙏

Dude stop. You’re always preaching this egalitarian nonsense like you’re the truth and you have some grand vision that you’re making happen with your 2 cents. You’re just a commentator on a board for common folk.

Is this replacing the design for the building that looked similar to 1000 Museum?

yes

Yep just updated it with more glass

Looks like there’s a bit more to it than that…

I think so. Either way, I think that this design is an improvement.

This location has a much better view than 1000 Museum. The size of the apartments will likely be larger. The views will be incredible. This will likely be the most expensive apartments in the US.

Clearly you have never stepped inside 1000 Museum Park.

Stunning. A beautiful addition to Miami’s skyline by ODP Architecture.

Agreed. ODP (who ever they are) is far superior to “you know who”

This render is beautiful. Hopefully this is the final product. Other developers and architects should take note and include this type of design into Brickell and Downtown.

This is a proper tower! 10/10

1) the parking podium is barely noticeable
2) it doesn’t block too many views for potential development behind the tower
2) they abandoned the 1000 museum copy cat design
3) only 1 unit per floor so the rear of the tower is not just the concrete core
4) looks different than any tower in edgewater or even all of miami
5) and lastly, the top of building actually looks nice, unlike many towers where its not just flat stucco

Anonymous

So with that logic, if something is not a copy cat design of one of the best towers built in the last ten years and has no stucco, it’s a good building?

Land super small, Any parking for your car in the building? Will be very smelly like iconbay!! Really it is more like a joke

City should step in and gets those banners of those buildings. They look tacky and besides no one ever pickups the phone.

Strong Towns

The one thing Edgewater is missing is a sense of community, meaning more multi-use spaces (convenience stores, salons, cafes, daycares etc..) Achieving a more pedestrian friendly neighborhood. The tower looks amazing.

You need to go back to urban planning school

That is why Brickell is preferred.

yes, this one and Missoni will be the best lookers on that Edgewater area. Missoni has that odd blue elevator core thing that is a bit disappointing… but is still the lead design in the space.

this must be replacing the 1000 museum look alike…….which is ok as this one looks great

Anonymous

The previous design that was squared off anyway, yes… But the original “lookalike” was better than either.

That render is laughable—it makes the bldg. appear to be on its own private peninsula jutting out into the bay.

There is an unwilliness from certain people to accept that the future of Miami is going vertical.

And also that Edgewater is just getting started and will blend in quite nicely with Downtown relatively soon.

This belongs in and around Brickell and Downtown, not the repackaged US Highway 1 in Edgewater, with all its driving lots.

The are using vacant land further west on 29th that could have been used for more residential to put the garage. Isn’t that nice and efficient? 🙄

base has no elements beyond a lobby? edgewater is like a weird skyscraper suburb with no vibe whatsoever

Scott

Kind of agree with this. Edgewater needs to get more of a neighborhood vibe. Maybe take some of those crappy three-story apartment buildings and create more of a park/square with bars and restaurants surrounding it. But that will take a lot of vision and public/private partnerships and not sure that level of ingenuity is here to make it happen. Can Michael Bloomberg become mayor of Miami?

Anonymous

You can go back to NYC and enjoy Bloomturd up close and personal.

Yes please

Miami needs a Bloomberg! More public / private partnerships. The private sector has incredible ideas to go vertical; and the public has incredible ideas to connect those buildings in spectacular streetscapes and neighborhoods.

Jordan

Can you provide one single example?

Jordan

I vote for Scott to put his genius money where his genius ideas are!
Work that out Scotty! I’ll take an Uber to park square and spend $20 for a drink, maybe I’ll buy two.
Then, when I really want to have some scenery, I’ll go to Brickell or Smith & Wollenskys.

But don’t stop believing Scotto! Edgewater could be an excellent place for an ingenious park/square. Miami developers just don’t like money, and they are not as smart as you are.

Edgewater doesn’t have infrastructure for dense city neighborhood. There’s a railroad that divides it. Build out around Brickell and raise the tracks in Edgewater.

Anonymous

Um, the other side of the railroad is Wynwood.

Anonymous

…and 29th St. is a passthrough street, also conveniently linking to the south end of Midtown. If you want to live in Edgewater, this is as good a location as you could pick.

Don

Yes, people complain it is hard to cross the tracks, keeping it isolated. Can we elevate the railroad track to an aboveground metro system like downtown and Brickell?

A before and after for Edgewater
Really boutique bldg
Hopefully they can sell 50 full floors units at 8 to 10MM each

And hopefully they can finish the Baywalk connecting to the Iconbay park and Missoni

City needs to fix the drainage system so this area stops flooding!! looks like Venice during the King Tides

I would buy multiple units if they get rid of the adjacent property like they have in the rendering.

Cousin Greg

I appreciate they had a wake up call and got rid of the previously plagiarized design, but the chunky chamfered frame at the top is a little odd and forced. Overall this is a big improvement. It will be interesting to see the final finish of the column cladding; doubtful that it ends up a copper material that is implied in the renderings. I would think that metal panels in this south florida environment would a long term maintenance concern…making repeat maintenance mistakes from 1000 instead of learning from them?
