It’s great to add inventory like this but I wish they were building more condo’s (especially that aren’t short term rental focused). We need to get the community into owning their homes!

Couldn’t agree more. Although I do like that there are at least *some* buildings permitting short-term rentals. But please, no more apartments! More residents with a stake in the future of the neighborhood is what we need.

Apartments are better than short term rentals since it serves the locals. This is short term rentals so it’s no good. This will be yet another hotel. Apartments vs residential condos, who cares, they’re both good and give extra inventory for locals. And they both affect real estate prices similarly if you think about offer and demand and cap rates and what it means for an investor vs an owner.

Apartments are not good for the community. Please take a look at some of the newer apartment buildings and see how the residents behave and treat the buildings. I was visiting a friend at Monarc the other day and every floor I visited reeked of weed. Then we went to the pool and there were residents throwing flip flops over their balcony into the pool (from like 20 floors up). I have never seen such animal-like behavior at the many condos I have lived in and visited in Miami.

No, WE like to rent!

That’s simply dumb. Nobody ‘likes’ to rent. People only rent because they can’t afford to buy.

Naah, your statement is stupid. Myself and others I know have rented when the situation was right. I’ve even rented condos I could have paid cash for at the time.

Correct. I own 3 condos in Brickell and currently renting the one I’m living in, which I could buy in cash a few times over. This person has no clue.

Market forces will inevitably lead to long term rental condos, with an option to buy being built in Park West. Most new condos are mixed use spaces. Retail requires stability, one phone call from Donatella Versace or Gucci will set everybody straight

Solid infill. We need like five of these in Brickell between I-95 and the Metrorail. Melo and Arquitectonica, take notes.

This looks beautiful. Without a mural, look how much more human scale this looks. Heavy street presence!

This may sound crazy. But should allow complete out sourcing to Vietnam : labor, materials, some engineering … price would be halved(maybe less). We have a housing problem. Let’s rectify it!!

It’s sad like most other really iconic buildings proposed to go up but never materialize in Miami.

Only 5 parking spaces?

anonymous

still dont understand why buildings provide so little retail space. With the number of units being built there wont be enough retail for this area

Anon

There’s tons of completely empty retail at both world center, and Brightline. Investors will want to see those fill up before they add more

Anon

There is literally hundreds of thousands of square feet of ground level retail in this immediate area.

What are you talking about? Practically the entire span of the ground floor has retail. What are you going to whine about next, no parking?
