616-Unit Atlantic Station In Overtown Reaches Level 9 Of Construction

In Overtown, a 36-story tower called Atlantic Station is rising, new photos by Phillip Pessar show.

Photos show that construction is now at level 9 – nearly reaching the standard upper floors (which generally move faster during shell construction).

Atlantic Station is planned to include:

  • 616 apartments (of which 360 will be reserved for workforce income residents)
  • 5,013 square feet of retail
  • 15,093 square feet of full service restaurant
  • 5,013 square feet of fast food restaurant
  • 605 parking spaces in an 8-story garage

Amenities will include a sunset-view recreation deck with two pools, dog park, fitness center, outdoor kitchen, club lounge, and work from home center.

The ground floor will feature retail and restaurant space surrounding an interior courtyard with lush landscaping and water wall.

The developers say it is the largest single phase mixed-income Transit-Oriented Development to ever get underway in Miami-Dade County.

Atlantic Pacific Communities, LLC is the developer of Block 45. Bermello Ajamil is the architect.

Overtown is the new Wynwood, except with a metro station and in the urban core

In what way? They have really different vibes / aesthetics and zoning.

Overtown could be better than Wynwood if they turn the neighborhood into a Jazz and Bluess Mecca! We need something different and this could be a Little New Orleans in the heart of Miami. I hope developers will think of that.

I hope it they develop it like SoHo!

Midtown Miami was the opportunity. It was poorly designed. I think 🤔

Midtown still has quite a few large lots left for development though so it may still fulfil the dream

Nobody wants a New Orleans vibe in Miami. And no one wants a Jazz and Blues mecca. Welcome back to Miami.

We want a NYC or Dubai vibe

Dubai sucks. NYC was awesome pre-wokeism and elevated crime

Never in Miami, FL. Where 30 to 40 % of the people. Can get paid better, at least $15 -$20 an hour. People who work at the sport events go hungry, with no breaks, no parking for them. While the players make millions on us. We pay their salaries on tickets, jerseys and now, to watch almost all sports. Got to pay for each sport separately. As the players are buying mansions all over Miami. Offer 10% of your salaries to the people who clean your sweet. You where all poor, be kind to your pears🤔

Why not?

Just because you’re not into jazz and blues doesn’t mean others aren’t. This city is attracting more and more people from all over the US and world. To keep that draw you need a variety of activities, restaurants, music etc. Don’t worry the Latin influence will still be the dominant feature of the city for a long time but diversity makes things much more interesting.

I’m tired of Latin and blues, can we get some more Jimmy Buffett kind of vibes.

Great idea. The problem is getting hotter every year to be outdoors. The people who can perform are being forced out. Sadly, but true. Let’s face it, I see not even barber’s shops left in over town. For real 😂😂

It is not affordable for the average people. Almost as the Brickell area 🤔

The metro mover. It needs to go west. It is feasible. Wyndwood lacks parking for visitors for real

The market in Wynwood and Edgewater is securing NYC-level rents/prices. Why are you so salty man?

For now until the labor market corrects…

That’s why we need to mandate affordable housing in those areas mucho pronto

It is all gone. Them affordable small buildings. Have been demolish. NY developers are coming here to become billionaires. Not to build affordable housing. You see the signs. Starting a 1M , then, amenities and a sky rocket property Insurance prices all over Florida. It is Miami/ NYC combined for expenses. But not for the average salary. 🤔
