70-Story Tower Planned Across From Brickell Metrorail

Developers have announced plans to build a 70-story tower across from the Metrorail in Brickell, according a press release.

Lore Development Group, a joint venture between Leste Group and Brazilian real estate firm Opportunity Fundo de Investimento Imobiliário said that it had acquired the land for $35 million.

A new $500 million tower is being designed by Corwil, the developers added.

It will have 500 apartments, 2,000 square feet of ground floor retail, and ample parking. The total planned building size is said to be 442,000 square feet.

“This property will set a new standard in luxury living for the area with its exclusive amenities, prime location, and breathtaking design,” said Stephan de Sabrit, Managing Partner at Leste.

Groundbreaking is planned in June 2024, with completion in Summer 2027.

The proposal is being developed under Miami-Dade’s Rapid Transit Zoning scheme, rather than the City of Miami process. In April, Miami-Dade’s commission voted to add it it the RTZ area.

The map reveals that a rezoned mega-block assemblage has emerged on the western front of Brickell (7th and 8th Streets / SW 2nd and 3rd). The last I checked, this large central block was available for sale, with small structures ready for redevelopment. This opens up the possibility of a mega-scale redevelopment and the potential expansion to Brickell City Centre, about one block away. This could greatly enhance the area and reshape the skyline and streetscapes at this access point.

From a developers standpoint apartments are less risky than condos. Why? Because its a guarantee that as a developer or contractor you will be sued years down the road.

So true. I have always lived in condos in Miami (first as a renter and then I bought) but I have many friends in apartment buildings. The apartment buildings draw a… um, different, crowd. Hallways reek of weed and onlyfans “models” are everywhere.

There’s chickens all over downtown Miami. I haven’t seen anymore here than other parts, maybe someone ate them 😬 why does Miami let chickens run wild? Not complaining, I find it endearing and interesting to see in such a modern metropolis.

Don’t squawk at me! If this is a “chicken lot,” the rest are worm lots. Brickell is the most prestigious neighborhood in the urban core of Miami. This is the best area to invest in Miami. If you’re really a pilot, I’m concerned about your ability to fly people. There are buildings of this height already approved directly next to this, all around it in Brickell. It would make zero difference to the FAA and flight paths. They don’t go above here.
