70-Story Brickell Tower Will Include Private Elevators (& Block SLS Lux Views)

Ugo Colombo and Vladislav Doronin’s 70-story tower across from from Brickell City Centre will cater to the taste of ultra-luxury buyers with features that include private elevators and larger unit sizes.

The new tower is said to fully obstruct views from neighboring SLS Lux to the east.

The 34,694 square foot property at 830 SE 1st Avenue is entitled to maximum density of 402 units, or 944,730 gross square feet. However, instead of building the maximum 402 units, the developer intends to build fewer, larger units.

Same as Flatiron. The longer they wait the less views these sites will have as they get surrounded by other buildings.Big chance they miss the cycle completely.

Defensive move by Ugo and Russian buddy..probably at Flatiron they are getting beated by SLSLux sales….SLS is better product with private elevators, real pool deck with full tennis court, beachclub in South Beach and SLS services….plus a lot better pricing..

SLS Lux will have no views — complete obstruction facing east, blocked up to 43 stories facing north into Brickell City centre, west views from amenity deck blocked by Brickell Heights (and ultimately something on top of Burger king site), and by Flatiron facing South (given not right on top). I don’t see how you can charge $800/PSF for units with no views and small floor plates.

That sign is coming down, there was no basis for this rumor filled article, I bought at SLS Lux for under $600 a foot, great amenities and ervices and a beach club…sorry attempt from Flatiron with its slow sales….that lot is tiny and there are setbacks, original tower planned for it was 30 something stories..

Given the small commercial buildings to the east and south of this site, it will have superior views than most interior buildings under construction. At todays pace it is inevitable that a tower will rise, the question is how soon?

Ugo Colombo = topped off. That’s all that matters.

SLS will not depend on views. No hotel (slash rental program) does; location is paramount–that, it has. Whether SLS gets topped off is questionable.

Flatiron is not doing well at all… they need to scale back badly. The “70 stories of ultra luxury” stunt is a sorry attempt to stifle SLS Lux… but the horse has already left the gate.

This is so clear that Ugo Colombo is just trying to deflate the success of SLS Lux. Flat Iron is a shitty bldg w/no views- and no buyers. he started this rumor ( there has been nothing filed in the city and the square footage he has wouldn’t allow for 70 stories not even at 7ft ceiling hghts.) right at the time that SLS Lux is sending out contracts ( strategically planned
