824-Unit Apartment Tower Gets FAA Approval To Rise 587 Feet

The Federal Federal Aviation Administration has given the green light for the Downtown 6th apartment tower to be built.

The 54-story tower is being planned by developer Melo Group.

A Determination of No Hazard letter was sent to the developer on July 14. The proposed height was first submitted to the FAA on January 26.

Downtown 6th is approved to rise 574 feet above ground, or 587 feet above sea level, the letter states.

The work schedule for the building is estimated to run from July 1, 2023 through December 30, 2024, according to the January FAA filing.

Downtown 6th is planned to include:

  • 824 residential units
  • 2,427 square feet of commercial space
  • 639 parking spaces, with a garage masked with habitable liner units

The UDRB recommended approval of the development in February.

A construction permit was applied for in May, and is in process.

I know it’s Melo, and I know we need infill, and I know they put things up quickly… But god, why is every one of their buildings so unattractive? It can’t just be for cost. That is just a lack of creativity and desire.

more than 50% of household earn less than 75K in Miami Dade, we cant have a city full of luxury apartment buildings when only the top 20% get to enjoy them! This gives the average household a chance to live in a decent neighborhood.

Aria in Edgewater is built by Melo and it looks pretty nice.

At $75k, the max housing cost rule of allows for $2,000 per month. Not likely that a 1 Bed rents for less than that. There won’t be average or below average earners living here.

That housing cost rule has always been BS–it assumes everyone lives the same way. A single guy with zero debt can easily afford 2k/mo and then some on $75k/yr , whereas a single mom with 2 kids and car and student loan debt would likely struggle to pay $1500/mo on $75k/yr.

I have been touring appts lately and the Melo building can get 2300-2500 for a 1bdr no specials. Other buildings which you can definitely feel and see a difference on the inside compared to Melo have been 2900-3200 usually giving 1 month free special that you can take as a fee month or prorate to the base rent.

True. Why not just think about a design? Instead of pulling an Arquitectonica 5 -second black pen sketch on a white A4 sheet of paper with no articulation, no interest, no creativity?

Can not compare this to ARIA which has curves and balconies. This rental is true to the person saying ‘Soviet Era Towers’.

I’m glad they are at least hiring the parking deck. That’s a step in the right direction. Now if we can just get a little more thought into the look of the rest of the buildings we’ll be in a good spot. Progress folks, progress. Let’s keep our voices heard by going to town halls and voting.

Get involved in the Design Review process at the public hearings.
You can voice your opinions and facts, and the property owner can present their opinions and facts.

The Board will listen to your presentation about your personal preferences.

Then the board will listen to the property owners’ Architects, Designers, Contractors, and experts explaining why they planned the $300m + project the way that they have.

people usually remember the nice buildings in a skyline and forget the ugly ones. NYC skyline has lots of ugly buildings but people only remember the nice ones like world trade center , empire state,the chrysler building and 30 hudson yard just to mention a few. this building will be overshadow by okan , legacy, e11leven and all the nice towers that are planned and it will bring the density and much needed affordable housing

All of these pandemic era melo building will not age well. Melo does not take good care of their aging buildings, it is not likely, based on their previous history, that they’ll change their stripes now. The irony is most of these marketed as luxury condos.

To be fair, Melo used to build decent looking towers under the 2010. Melody was the start of their decline and Downtown 5th sealed the deal. Aria is the exception.
