839-Foot Tower Proposed For Oko Property Across From Brickell City Centre

Another near supertall tower may be coming soon to Brickell.

On August 22, plans were filed with the Federal Aviation Administration to build a tower that will rise 834 feet above ground, or 839 feet above sea level. Review by the agency is now underway.

Those plans are significantly taller than the 712-foot tower once proposed for the site, known as 830 Brickell. The developers had previously said it would include 70 stories of luxury residential and retail.

The tower would be built across from Brickell City Centre. Russian developer Oko Group, which is also developing the 649-foot Missona Baia tower and the 579-foot Una tower, owns the property.

Last year, the developer demolished a structure on the site (a Chicken Kitchen building remains on the property, but is slated for demolition). Soil testing was seen being conducted soon after.

Hopefully sooner rather than later! I’ve been waiting for this site to fill in (along with the Burger King lot and Galwan lot), finally filling in the heart of Brickell so there are no more awkward lots in the middle of our upscale area.

No Mass Transit?.. you must live deep in the Everglades somewhere and don’t get out much, because this building will even have the Metromover tracks near it and the Metrorail goes through the area.

A metromover station is across the street. The tracks are less than 50 feet from the building.
A high speed Brightline rail station is 2 blocks away. Tri rail station is colocated.
Metrorail Station is less than three blocks.

Any word how much parking? It would be nice to have buildings without parking podiums in Miami. Per Miami 21, this site does not require parking:

“In T6-36 & T6-48, parking for residential uses located within 1000 feet of a Metrorail or Metromover station shall not be required. “

And by that I am assuming you do not have a car at all, and only rely on the bus, Metro, Metromover, and Uber/Lyft. If that is so my hat goes off to you, but for the rest of us a car and therefore a Parking garage is a must!

I’m not the one who started this thread but you just described me. And not because I don’t have money. I make 150k a year, but have no use for a car. I live and work in Brickell and everything is a cheap Uber ride away from me. At some point I realized my Benz was sitting in my garage for over two weeks and I was like, wait a minute, why do I even own this car? So I didn’t renew the lease. Even when going to the beach or the gables I wouldn’t touch my car because I had to drive, had to find parking and couldn’t drink. Tbh, not everyone can do it, if you live in Miami you can only do this if you live and work in Brickell. My family lives in South Miami and Miami Lakes (two extremes from me) and it’s still more convenient and cheap for me to visit them using Uber/Lyft. Whenever I want to do a long ride (lets say a weekend to the Keys), I just rent a car, it’s cheap. However, I don’t use bus and metro rail. It’s not convenient. Everyone who both lives AND works in the same place where they don’t need 10 Uber/Lyft rides a week (2 a day * 5 weekdays)… yes THEY can do it… maybe. Anyone else… HELL NO!

Car ownership is still FAR cheaper than 10 Uber trips per week just to commute AND THEN added Uber trips for everything else.

Once Uber kicks the drivers to the curb and automates things… then we’ll talk. But I don’t have to pay my car AND tip it every day just to get somewhere (gas/maint/depresh/insure/etc is still far cheaper than that).

I’m in the same boat, and I actually had my car stolen from my buildings parking garage. At the time I freaked out that it had been stolen! But after a couple of days realized this was the best thing that could have happened. Been car free since 2016.

Metrotail is extremely convenient for going to anywhere south near Dixie. I use it all the time and has nothing to do with my income. Just fyi

My experience was very similar, except I now have a child. A child seat in Ubers is a non-starter.

Legislating and dictating what a developer can do with his private property is offensive. Legislating or dictating what OTHER people do with their parking spaces and cars shouldn’t be your business.

Live and enjoy life the way you would like.
There is NO moral superiority in Public transportation, taxis, Ubers, or Lyfts. Enjoy it how you see fit.

Very few rich people will pay millions of dollars for a condo in Miami without a parking space. Even if they never use it. Hopefully, they can repurpose all these garages as storage or rent them out to Uber/Lyft for their autonomous cars in the future.
