850-Foot Residences At Mandarin Oriental To Break Ground In 2025

Swire Properties has launched sales for The Residences at Mandarin Oriental, Miami and released additional details on the development.

Two towers are planned, connected by a landscaped podium. The South Tower will rise 66 stories, or 850 feet, while the North Tower will rise 426 feet. Both are being designed by Kohn Pedersen Fox.

The South Tower will have 228 condos, with luxury appliances and finishes, along with 11-foot ceilings and private elevators. Interiors are by Parisian designer Tristan Auer.

A $100 million duplex penthouse is being offered for sale at the top of the tower, with 16,000 square feet of interior space and 7,000 square feet of private outdoor space, along with one of Miami’s highest private infinity pools.

The North Tower will have 121 hotel keys, a spa, and multiple restaurants. There will also be an additional 66 private residences and 28 hotel residences.

Construction is expected to begin in 2025 with occupancy from 2029.

The fact that we’re getting big companies opening corporate offices moving down here year over year + brightline and metromover expansion means we’re heading in that direction. Miami by 2030 is going to be an entirely different city!

I agree, extend the Metrorail and utilize existing tracks for more commuter rail lines. Brickell Key residents ain’t using transit, however.

It does not make sense. The construction looks like cabanas or hotel rooms with pools. The rooms or whatever they are building are not even connected, so I doubt it’s a Sales Center, not to mention that I don’t think people interested in a multi-million dollar condo will be okay to park/valet their car far away from the Sales Center.

The public school system needs to improve dramatically before we can be a world class school. People don’t want their kids going to public schools here because they are so bad. Not only are private schools expensive they are running out of room. Short sightedness by our govt continues to plague us.

There is a shortage of quality K-12 education, but don’t expect miracles from public education. Ultimately, the teachers have been run through education majors and/or Masters programs in education. Those are among the blue-haired crazies you see on the evening news or Libs of TikTok. Form a co-op with or without private tutors who will give your kids a classical education.

Having taught in Miami Dade Public Schools (as a volunteer) I can promise you, the Teachers Unions have a very distinct perspective, and it is not “inclusive”.

I’m sorry, this tower is really boring in its aesthetic. It will take up a prominent place in the skyline, and it looks basic and boring. It’s not quite as bad as the Panorama building, but not too far off. For the amount of money being charged for residences and the hotel brand behind it, you would think a building with a unique, groundbreaking design would have been on the cards. Alas – anyone in Brickell will have to look at this monstrosity forever. Really sad.

I agree. The initial drawings (top) had more shape and flair at the top – then the newer drawings (4-7) look like another Miami tall square box with small curved edges. Waste of great location – just another drab box

Not sure where to find the original design but it was much better than this one. Why bring in top tier talent from all over the globe if you’re building something aquatechtonic could have designed. This is a boring building with no imagination.
