900 Biscayne Is Appealing Approval For Worldcenter’s High Street Retail Plan

900 Biscayne Bay’s condo association has filed a formal challenge to Miami Worldcenter’s high street retail plan.

Michael Gongora (a former Miami Beach commissioner) is representing the association. In a letter, Gongora wrote that he was not required to explain the grounds for appeal.

Miami’s Planning, Zoning & Appeals Board will now vote on the appeal. Should 900 Biscayne lose that vote, they can then take it to the city commission.

If the commission agrees with 900 Biscayne’s appeal and nixes the high street retail plan, Worldcenter’s first approval for an enclosed mall would remain valid.

Doesn’t matter they won’t win I don’t see it happening after they already got the approval an in the process of building. What is the board going to do say they can’t build it now?

One only needs to know how dysfunctional the board and the building’s mgmt. company (KW Properties) are to fully realize how ridiculous this is. Leave it to 900 Biscayne to start yet another lawsuit and spend more money for lawyers.

I live in 900 Biscayne and this is an email that I got today:

Dear Owners…many of you have requested information regarding a recent article concerning the Miami World Center (MWC) project. Please note that the Board is working to minimize the increased maintenance costs associated with the MWC construction. Although this may not have been specifically discussed at the last Board of Directors meeting, it has been mentioned at previous meetings.
The Board is taking the same legal precautions to protect the interests of 900 Biscayne property owners against potential increased maintenance due to our exposure to MWC construction as we did with 1000 Museum. This legal procedure is to protect our property values by mitigating any increased maintenance due to the MWC construction project.

Then why has no other building in the Museum Park area filed an appeal against MWC which will only delay construction. The Board and Manager at 900 Biscayne are “lawsuit trigger happy”.

So let me get this straight. According to 900 Biscayne the only way to keep the maintenance in check is by not allowing any construction in the surrounding area. Are they not aware that each condo owner will see an increase in value for their purchase by having new construction around it? If they succeed I hope they still build the enclosed Mall, since that was already approved. Idiots!!

it’s because their shops will have more competition for tenants! plain and simple, they’ve had more rotation than any other building around. they can’t keep anybody.

The 900BB Condo Association does not own the retail units, private investors do.

You can see that the email states “as we did with 1000 Museum”. So it’s not the first time they are doing this. Since the 1000 Museum is under construction, that hopefully means that so will be the open air mall. 900 Biscayne probably seeks to be compensated for some increased costs. My 2 cents.

Just curious. How many cents per sq ft did maintenance increase because of 1000 Museum being built across the street. More than 3 cents?

I own at Ten Museum and I can say that most owners are very happy about 1000 Museum and MWC. It is obvious that values will increase over time which makes Park West more attractive.
I think that 900 Biscayne might have corruption problem. They have filed many lawsuits in their history. A smart building will not want exposure or a bad reputation since it could affect the integrity of the building. As a example if you see how many units are for sale or for rent at 900 Biscayne you would be shocked. Property owners should take into consideration that there might be back payments in the works.

900 are MAD because they can’t keep any tenants!! everything that opens there closes! so this means competition to them! maybe they should stop charging NEW YORK prices!!!!

If you purchase a property in between the AAA Arena and Club Space, you are expected to deal with noise. If that is a deal breaker then move to the suburbs!

exactly, TMP is literally sharing the lot that 1000 Museum is getting constructed on and you don’t see them complaining/filing lawsuits.
