Broker: A Dozen Units Have Sold At Paramount Since Changes To Worldcenter Announced

Foundation work continues to roll on at Paramount Miami Worldcenter, even though plans for a mall around the tower have changed.

Michael Light of Miami Luxury Homes told TNM that as of last week, 12 additional condos have sold at Paramount since the changes were announced on January 11.  None of the previous buyers have pulled out.

Light says that he has seen renderings of Worldcenter’s new plan for high street retail, and “they look great.” His clients who have purchased at Paramount are excited about the changes, he said, with another now in negotiations to buy.

I truly believe it’s still going to happen an will be just as good if not better than what was planned before. Me personally I would have preferred a mall and stayed out the heat but we have plenty malls. I’m now a little more excited because high street which will bring more walkability to the area rather than people parking and going inside a mall. Think about it this whole area need people walking around enjoying the area from All Aboard Florida to BaySide.

I live nearby and walk around that block daily. No more than 6 yellow hard hat workers active on this site each and every day for the past two weeks. Compare to the All Aboard Florida worksite active with 30 plus workers. MWC needs to be more transparent on their plans. And Michael Light’s website was asked by MWC to delete his blurb about new retail plan there.

I don’t think this project is going to happen but that being said, you’d be surprised how much work a few men and some heavy equipment can do.

Yeah and how many have called to cancel i myself a realtor have 3 units that want to cancel because of this announcement. They need to tell the people that have units there what the plans are.

Well, if I’m reading the post accurately it states that “none of the previous buyers have pulled out.” Whether that is a factual statement or not is another matter altogether.

I am glad you have 3, we only have 1 who still might be interested. This gentleman purchased a unit at Reach because he knew that Brickell City Center would also be built. His concern now is what kind of appreciation he can expect if only Paramount gets built. Taking into account that this area is not as developed as Brickell. This is a valid concern for anyone buying, like you said these developers need to put out more clear information regarding what will really happen with this project.

You guys are clueless, there is confirmation of a multi-level Dean n Delucca opening as part of this project and Topshop is in talk….still not sure about macys and bloomis

What’s the contract say? If you haven’t read it, or do not understand it, post it on this website. Plenty of smart people who could probably tell you if you can cancel. Of course you’d probably still want to have your own counsel verify.

The developer’s people recently told me that Apple was among the retailers looking to get space at Miami Worldcenter since they changed to high street retail. APPLE is “broke? Please don’t share your “stock market” advice with the world! Foreign shoppers will now be flocking to the BCC to shop & see the largest APPLE store in the state of Florida.

As for Miami World Center? Only something good will ever come out of this assemblage of land that straddles from the west side of Biscayne Blvd. and heads west towards the proposed Marriott Hotel & Convention Center that also ends where All Aboard Florida is building the Brightline station with a nearly 1000 foot tower already approved by the FAA.
For the moment, I’m not worried about the MWC project because something will be developed there eventually.

As you will see, he was told that Apple was among the upscale retailers currently in negotiations with the developers of Miami Worldcenter and that Apple would be opening a store that would trump their flagship store in Times Square. Sounds like the developer was blowing hot air to appease the audience. There’s no way that Apple will open a store just blocks from the one they are planning to open at Brickell City Centre. Makes me question all of the other retailers that are supposedly in negotiations with the developer.

I have clients that said they may want to cancel but I heard they were really rolling out something cool and exciting and would be raising prices on the announcement…ugh. Miami needs a great urban space especially near the arena. My clients love Paramount and the amenities which they said will stay the same and may be adding more. I’ll believe it when I see it.

Yes. Most likely the change in the project, will trigger a change in the ConDocs that will ultimately give the chance to Buyers to get out of their contracts and get their money back.

That is the same question i have. I imagine they area working around the clock to produce new marketing material that shows how they are going to keep the massive podium that supports all the amenities and at the same time the new high street retail

Unless you are doing that for personal reasons, that would be foolish.
Having said that, if you bought because of Macy’s, that was foolish to begin with.
There is a convention center hotel that will be importing money to your neighborhood. Smart retailers (much smarter than Macy’s/Bloom.) will fill the void.
Paramount stands on its own merits, there have been no material changes to it, so, no. You can’t cancel a contract in a building when a neighboring building changes tenants.
