Proposals For City-Owned 19-Acres Of Allapatah Land Include Holistic Wellness Village, Veterans Village, & Mixed-Use By Worldcenter Developer

City-owned land in Allapatah generated interest from multiple developers with a variety of different ideas for the property.

The land is around 19 acres, and maintance and other city facilities now on the property would need to be relocated.

Here are some of the proposals that have come in:

Holistic Wellness Mixed-Use Village (Greystar)

Greystar is proposing a health-focused project. There would be health-focused co-working, mixed-income apartment buildings including workforce and micro-unit components, and wellness-focused retail/food space. Gardens and shaded walkways would surround the community, which would be anchored by a low cost organic market.

Falcone Group (Miami Worldcenter developer)

The developer wants to build multifamily residential, hotel, retail, and potentially medical offices.

Swerdlow Garchik – Veterans Village

A community with at least 1,000 units for veterans is proposed by developer Swerdlow Garchik.

Moishe Mana

Contact with Mana Group was made regarding the land. It isn’t clear if Mana responded.

Olympia Heights (Boymelgreen)

Their proposal includes a 250-key hotel, 1,000 residential units, 250- room assisted living facility, 100,000 square feet of retail, and respite center for children with disabilities.

 

Other developers that have responded include Related Group, Swerdlow, Neology, MCB Real Estate, Home Depot, and The Weiss Group (their proposals can be found in the link below).

No more SAPs. Have the City build the roads, sidewalks and bike lanes and then plot the land. Sell off individual plots. Let’s have some organic growth.

I’m sympathetic to this but it’s not happening as fast or as nicely in the parts of the city where tiny plots are available.

Falcone is a flipper. Miami Worldcenter will end up taking 30 years to complate AND Falcone and his promoters sold off 95% of the parcels.
