All Four Bids For MDC’s 520 Biscayne In Full

Below are presentations from all four bidders are vying to develop the vacant Miami Dade College lot at 520 Biscayne.

All have met the qualifications, and will be decided on by a selection committee in late March. The teams will present their plans to the committee in mid-March.

Wow, I sure do love the Pi Art design. But WTF, the presentation is loaded with grammatical errors, typos and misspellings. SMH.

Do love the design as well. Project looks like clockwork. Complex on the inside, yet simple and elegant, on the outside. The result of a swiss architect design is very apparent, Richter Dahl Rocha, hence the typos an gramatical error of french speaking of office based in Lausanne.

My favorite design is the Pi Art Tech & Trade Center, “hands down”. My least favorite is the The Related Group. The Pi Art Tech looks similar in shape like the London Gherkin or the The Torre Agbar in Barcelona. The Related Group looks like ” The Spongebob Squarepants” family!!

I agree, but Gherkin has no crown and no public program, like the one requested by MDC. That added to the fact of the extreme costs of going underground with the parking due to the water being so close below in Miami, force buildings to go with podium. Pi did a great job with the smooth geometry. Oppenheim with and underground parking would be very costly and risky. A few buildings did that recently in Miami for the first time, with major cost overruns and associated delays and lawsuits.

I like the crown of the Pi art tower. I like how they named the crown of the tower ” the sphere of influence” …Which is a tribute to the freedom tower. That is pretty cool. This structure can probably be Miami’s own Willis tower or Empire state tower while being a world trade center as well. If done, I have a feeling it will play out like that. I hope they go with the Pi art tower because, well, I’m not sure how long it will be again until we get a nice international looking tower in a city full of mediocre Related/Architectonica projects.

One word to describe the best design: Exquisite – Pi Art
One word tto describe the worst design: Replicant – The Related Group
The Architectonica design looks just like Miami One. It’s a Replica.
Architectonica should move to Dubai so they familiarize with what is happening in the design world. Or take cues from Viñoly or Zaha

The Nader LAAM is the clear winner. The pedastal fronting Biscayne Blvd. is eye catching futuristic and blends into the street activity in a more appealing way and the towers in the background are almost secondary and unobtrusive. You will need the condo’s to make this work financially where the Pi Art office tower numbers will never work. Besides that Pi Art front podium acts like a wall visually fronting Biscayne Bl. and comes across as ugly especially fronting Biscayne. Related looks like a rush job and should be the first one eliminated.

Definitely *not* the clear winner. And I disagree that the towers disappear into the background. They look pretty apparent to me in all of the pictures I’ve seen. It does have a nice podium, though.

Related’s museum is listed at only 45,000 sq ft. Per Pi Art Tech’s proposal, MDC asked for a minimum of 100,000 sq ft. Wouldn’t/Shouldn’t that eliminate Related? Rushed or not, it’s actually the first Arquitectonica design in a LONG time I actually like.

I don’t think the podium for Pi Art Tech would be unattractive at all based on several renderings in the proposal but not posted separately on here. But I admit PAT did a poor job showcasing it and making it look appealing in their materials. Nor am I saying it’s nicer than Nader’s. To be sure, Nader’s podium is much more “Miami” than PAT’s.

I agree with the fact that 45,000 is below what was required. Why would this be accepted?
However regarding the design, the crooked towers, defying gravity don’t look appealing at all.

Looks nice, maybe a little on the edge of Futurama. However I am concerned with a successful sale of condos, in a project with two parallel towers that look face to face into each other. These are premium condos, big units and on the best lot left in Miami, with the most amazing views.
The circular shape of Pi (would be the first in Downtown Miami), will have 360 views. Much cleaner design.

Does anyone even doubt that Related with get the bid? I think I will actually be shocked if they pick any of the other (vastly superior) designs. MDC is a public entity and there are politics involved.

The good news guys is no matter which design they choose you really cant go wrong with either one. They all look better than anything else currently built in Miami. It’s a win win for us no matter what but if I had to choose this is my list.
1. Pi Art Tech
2. Oppenheim
3. Nadar
4. Pi Art Tech

Pi is a awesome tower but what Dev1 mentioned is true, they are not experienced developers. The same also goes for Nader. I think all the designs are special in their own unique way but Related should not be a option. If Related is the winner then we will know that it was simply based on corruption. Nader in my opinion looks the most formal and Covin’s brings the most cultural influence which also seems to benefit the students. If Covin’s was taller instead of just 57 stories it would be my first choice. Still have to think about it but I think that the best options should be between Pi and Covin.

No one is as experienced as Related, but truth is that Pi Development team comes in second, with more track record than Nader and Covin.

The Pi Art Tech & Trade Center has my thumbs up and vote. Gorgeous structure tower and very international looking. The Nader would be my second choice.

Oppenheim is the clear choice.. Simple, yet unique, adds an interesting dynamic to the skyline.. Tourists and locals alike would dig it. The other proposals add nothing, they look the same as any other buildings being constructed downtown.. there doesn’t need to be luxury condos on top of every single edifice in this city.

The Oppenheim looks like they dropped a block of Ice in downtown and is now waiting to be melt by that Miami sunset in the rendering. No thanks.

Nader’s design definitely has the most thought into it with a great solution…The Pi and Related are just more towers with podium parking, Oppe. design is just way out of scale, very strange given his past projects designed…..

Nader was the initial proposer, so it got all the time they needed to develop the project. The other 3 had to come up to a bid by year end in little time. Oppenheim claims he won it in 2008 and it hasn’t been evolved much since then, so they also had an advantage. Related/Arquitectonica powerhouse can put together a proposal in no time, but skimming through the presentation there is a lot of track record of an enormous team, and little dedicated to the architecture itself. Pi design is impeccable, and it is consistent with a boutique firm that focuses on excellence and detail rather than in volume. If MDC goes for quality and a memorable design, Pi should win.

I find The Oppenheim building the best looking out of the bunch. Love the open center which allows views through the building to the other side.

Do like the PI tower but cylindrical buildings are more common looking than the Oppenheim.

The problem with the Oppenheim design is that it is a copycat of the CCTV building, in Beijing China, and therefore not an icon for Miami. The most original out of the three is Pi and I agree with the comment above, which says it could be the Miami Empire States. Identifying the city.

The only qualified bidders are Covin and Related, the others aren’t even developers. So I think it should be between Covin and Related.

They all look overwhelming, architecture on steroids. I wish this was a true cultural/education center, but the over scaled towers seem to dwarf that component and all around it.
