Miami Design District Associates has submitted plans to build a retail building called Sweetbird South.
The proposal calls for a two-story structure with 27,834 square feet of commercial space. It will require a review from the Urban Development Review Board based on the Design District’s Special Area Plan, since it would encroach into the public right-of-way.
The project site is 99 NE 39th Street. A 14-story, 76-unit residential building designed by Jeanne Gang was once proposed on the land.
Reiulf Ramstad Arkitekter of Oslo is the design architect, with Stantec listed as the architect of record.
