Apartment Building With 162 Units Proposed Near Airport

Plans have been submitted for an apartment building near Lejeune Road.

The unnamed project will be located at 4301 NW 7 Street.  It is planned to rise five stories and include:

  • 162 residential units
  • 7,800 square feet of commercial
  • 248 parking spaces in a 2-level garage

A retail building will be demolished to make way for the new building.

Atlantic Voyager LLC is the property owner, with Rilea Management the development representative of the owner.

A total of five zoning waivers are being requested, including some that will “strengthen the mixed-use,
transit-oriented, and walkable nature of the NW 7th Street commercial corridor in furtherance of the
guiding principles of Miami 21,” a letter from the developers representative said.

A hearing before the Urban Development Review Board is scheduled for September 21.

Anillo Toledo Lopez is the architect.

More of this along Flagler Street and NW 37th Avenue, please. You don’t need to haphazardly upzone neighborhoods when you can line the major streets with dense, mid-rise housing. Running Metrorail done 37th Avenue to Douglas Road Station would help, too.

i love everybody putting in their dream metromover lines across the city whenever some apartments are built…the city planners and commissioners care not and have squandered the moneys and we all know it…and that is if they even have the foresight for such urban planning…

Still better than a lot of Arquitectonica projects in Wynwood. It could do without the shifty orange paint or paint across the entire vertical extent of the building, however.

It’s a pretty nice building actually. It responds well to the city without too much ornament or grandeur. The facade composition is dynamic, and has good movement. It’s pretty good for the budget and the site.
