Arquitectonica-Designed 329-Unit Apartment Building Proposed In Wynwood

A joint venture that includes four developers have submitted plans for an apartment project in Wynwood.

The project is currently known as 2700 NW 2 Avenue, and is proposed to rise 8 stories with:

  • 329 multifamily residential dwelling units
  • 18,452 square feet of ground floor commercial space
  • 193 parking spaces on-site in an enclosed and lined garage

Parking is being reduced from normal zoning requirements by using a 30% Transit Corridor area reduction. In addition, the developers will pay into the Wynwood Parking Trust Fund for a further reduction of 107 parking spaces.

The developers are Related Group, Tristar Capital, LNDMRK Development, and Tricera Capital. The joint development entity is called PRH G40 Property Owner, LLC.

Arquitectonica is the architect.

The project is set for a hearing before the Wynwood Design Review Committee on April 12.

Targets over a mile away. A little far for a grocery run

Yeah.. back in the 1830’s, I could just imagine a man saying to his wife – “Martha, I’m going to the store in town to stock up on supplies.” Then his wife Martha says – “A mile and a half is very far away to travel there and back for supplies so me and Timmy will miss you for the four days you’ll be gone, but, be careful while you’re gone honey and return to use safely.”

lol…

While on the subject: That 1830’s man never did understand why Martha was so upset that he was too cheap to buy a horse, yet kept asking him to go on so many 4 day supply runs every month. Sometimes just for a small bag of flour. Nor did he ever notice that half of his 8 children looked like the handsome blacksmith next door.

Yeah….but the sidewalks were more walkable than these atrocious Brickell sidewalks that no one can seem to figure out.

A significant amount of this residential growth is being built with ground floor retail, so it’s likely at least some will be grocery stores. Definitely needed.

The only thing is the retail square footage has to be suitable for a grocery

As long as it’s not another Publix.

Natives Prefer Sedanos

Anonymous

“Natives” prefer a grocery store catering to foreigners. Right, is that why so many Winn Dixie stores were converted into Fresco y Más ones? Next you’re going to see fish live in the sky.

Anonymous

Sure… natives prefer a Cuban grocery store to a homegrown chain that has become ubiquitous because natives prefer it over stores that came and went like Food Fair, “Florida” Choice (Kroger), and Albertsons.

Well, what do you say to the people who don’t mind publix?

You can have and enjoy your Publix anywhere. They’re everywhere.

Now bury the grid lines!!!
All the money being poured into parking should instead go towards burying utility lines

Another developer seeing that full parking is not needed in Wynwood. now build bike lanes!

The “E” shaped massing also gives the building a classic feel that’s at the same time contemporary.

That’s how they should be built in South FL. Gives more shade too.

MetroMover to Wynwood

Love this unique flare that’s giving Wynwood its architectural character. Once the city fixes up the street design and MetroMover is up and running, there won’t be another neighborhood in the country as cool as Wynwood.

Anonymous

Wynwood was cooler before they started tearing down the buildings and charging $12 a ticket just to look at the Wynwood Walls. It will soon be just another yuppie neighborhood with no character….

Boo-hoo, gentrification has multiple cycles. Go move on to the next hipster pasture. I hear Opa-Locka is a cheap “empty” canvas.

Anonymous

Sure, fix up the street design and then run Metromover right over it… destroying and potential street interaction. I swear, you Metromoversexuals ate lead paint as children.

Brickell and Downtown design buildings without or with fewer parking spaces, that’s fine, as there’s public transport available and a lot of things are done on foot. But Winwood?

Arquitectonica should stick to smaller scale designs.

Anonymous

Another one of their smaller scale buildings seen from a distance in the renderings was ruined with those irregular strips of balconies, unfortunately. Shame, because it would have been a great project too.
