Arquitectonica-Designed 329-Unit Apartment Building Proposed In Wynwood

A joint venture that includes four developers have submitted plans for an apartment project in Wynwood.

The project is currently known as 2700 NW 2 Avenue, and is proposed to rise 8 stories with:

  • 329 multifamily residential dwelling units
  • 18,452 square feet of ground floor commercial space
  • 193 parking spaces on-site in an enclosed and lined garage

Parking is being reduced from normal zoning requirements by using a 30% Transit Corridor area reduction. In addition, the developers will pay into the Wynwood Parking Trust Fund for a further reduction of 107 parking spaces.

The developers are Related Group, Tristar Capital, LNDMRK Development, and Tricera Capital. The joint development entity is called PRH G40 Property Owner, LLC.

Arquitectonica is the architect.

The project is set for a hearing before the Wynwood Design Review Committee on April 12.

Yeah.. back in the 1830’s, I could just imagine a man saying to his wife – “Martha, I’m going to the store in town to stock up on supplies.” Then his wife Martha says – “A mile and a half is very far away to travel there and back for supplies so me and Timmy will miss you for the four days you’ll be gone, but, be careful while you’re gone honey and return to use safely.”

While on the subject: That 1830’s man never did understand why Martha was so upset that he was too cheap to buy a horse, yet kept asking him to go on so many 4 day supply runs every month. Sometimes just for a small bag of flour. Nor did he ever notice that half of his 8 children looked like the handsome blacksmith next door.

A significant amount of this residential growth is being built with ground floor retail, so it’s likely at least some will be grocery stores. Definitely needed.

Love this unique flare that’s giving Wynwood its architectural character. Once the city fixes up the street design and MetroMover is up and running, there won’t be another neighborhood in the country as cool as Wynwood.

Another one of their smaller scale buildings seen from a distance in the renderings was ruined with those irregular strips of balconies, unfortunately. Shame, because it would have been a great project too.
