Aventura Project With 5 Separate Buildings Up To 20 Stories Proposed, Designed By Arquitectonica

An Arquitectonica-designed project that would include 5 separate buildings has been proposed in Aventura.

The towers would rise as tall as 20 stories, a letter from the developer said.

The project is proposed to include:

  • 67,743 square feet of office
  • 161,270 square feet of retail
  • 693 residential units
  • 120 hotel rooms
  • 120 Assisted Living Facility beds

A total of 12.5 acres of land would be developed.

Aventura North Distrikt Developments LLC, managed by Rieber Development, is the developer.

Zoning changes for the project were reviewed by Aventura’s Local Planning Agency on April 6.

I love the height Development along the northern parts of US1 and highway Dixie in Miami Dade. This project is close to the transit and will add the the emerging Medical district there.

Proximity to the mall and beaches, decent houses and schools, great nearby nightlife, great restaurants nearby, a wealth of grocery options, low crime, and it’s some what close to downtown Miami and Broward and Hard Rock Stadium. There’s probably more I’m missing, but Aventura is a pretty nice city to live in Miami-Dade County. It’s certainly a lot more interesting than Hialeah or Doral.

Agreed! It’s a great area to live. In fact, isn’t it the most affordable location that is closest to the beach? Makes perfect sense. And look at it now. A new water park called Tidal Cove had just opened as a rapids waterpark rival. That makes the area even better for families with kids. With this project, the area will be even better. Work will be closer to home and there will be true 21st Century town center like experiences with hotels, apartments condos and offices which is great for today’s generation like millennials and generation Z People, as well as the incoming generation alpha people.

And it’s right on the county line at 215th, St. between Miami Dade County and Broward county so those who live in that area and those who live in Hollandale and Hollywood could meet right in the middle.

Except for Hollywood, Hallandale, Dania Beach, Sunny Isles, N Miami Beach, and half a dozen other cities, it’s the most affordable area nearest the beach. Cheers

Great just what’s needed to make traffic even worse than it is. As for who would want to live in aventura. The restaurants are awful and it’s boring as hell. Gulfstream park is a cultural center? Lol you can’t be serious. Culture in aventura???? Lol what museums they have? Theater ? Ballet ? What???

Where you live now was once nothing but acres and acres of fields for cattle grazing. Some places do evolve you know. And it’s funny how in one breath you claim Aventura is “boring as hell” and in the next breath you say “Great just what’s needed to make traffic even worse than it is.” Dude, honestly, you don’t know what the hell you’re talking about. Now go on back to your lounge chair and continue holding that remote control in one hand and that cheap can of beer in the other and nod out again.
