Bids Due Today For MDC’s 520 Biscayne; CNN Names Nader Museum ‘Most Anticipated’

Miami Dade College’s deadline to submit bids for the 520 Biscayne property is this afternoon.

At least three developers have submitted or said that they will submit bids. They are Gary Nader’s Latin American Art Museum, Related Group, and Gregg Covin and Chad Oppenheim.

Although it still faces competition, the design of the Latin American Art Museum was recently called “beautiful” by CNN Style, which named it one of 9 most anticipated new buildings around the world in 2016.

Agree. Oppenheim’s design is really beautiful and I’m a big fan of his work, but I think it will benefit more the students of MDC then Miami itself. Nader’s art collection is also one of the best or thee best for Latin American Art.

Out of the 9 in that list from CNN style …I like Nader’s design and the design of that Yuan Tower in Taiwan. I hope one day Miami can get a twisting spiraling tower hopefully towering to 1000 feet.

You have Twisting Towers in Coconut Grove under construction supposed to be done in a couple of months. If you say they’re not tall enough…. Well, add the height of both towers and that will give you around 900ft. Round up and thats a 1000ft. GROVE AT GRAND BAY, is the project and they’re a work of art. People are working to make this city great. It’s not a Miami thing to do, but let’s embrace this beautiful city we live in. Let’s be proud. Everybody around the world wants to come to Miami, but everyone in it wants to leave. There arent that many places that have our atmosphere. Nontheless, the Twisted Towers are the first in the U.S. and have been featured in many books and magazines already. Go take a look at them!

Just because someone who is wealthy buys real estate for cash, and forms an LLC for privacy, security, asset protection or estate planning purposes it doesn’t make them a money laundered

I do like the Nader design the most. That compliment by CNN style will most likely give it an advantage to win the bid. I also like saying ” The Laam museum ” when referring to it. It just sounds cool. Although, I still would like to see what the other bidders come up with.

The Nader and Related proposals are dependent upon preselling condos and making enough profits to finance a component required by the college as a condition to get the land to develop the projects, this seems like a very flawed plan.

Seems like the land could be tied up for a long time before the developer can see if there is a market with enough presales. The College would be foolish to accept such an offer. Those plans are not financeable without a very large amount of presales.

The Covin/Oppenheim plan seems more commercial/institutional oriented which makes more sense for this site and may be financeable with private equity and institutional capital.

But the real problem is what the college is seeking in return for the land is a facility that will likely cost $150-200m which puts that sites land value at $150 – $200m which is a very high value , which means that any project on that site will need to generate $150-$200m in additional profits to pay for this, over and above the normal returns that a developer taking extreme risk would seek to make.

Seems like a poorly conceived request on the part of the college, and if past behavior is a good indication of future behavior, once the college realizes that there no such thing as a free $150-200m facility , and that no developer will be able to guarantee them financing for the project they will probaby withdraw the request like they did the last time.

MDC should not give their public land to a developer to build condos, and also Nadar has never built anything in his life.

I kinda do agree with you. It would be awesome to have just a museum with no condos and maybe some underground parking as well. But if it has to be one I do pick Nader’s. I’m not to worried about him being inexperienced. Hopefully it means that he will just pay top dollar and it would be a awesome project in general. Hopefully.

That land was deeded to MDC by the Wolfson family for EDUCATIONAL purposes! Regarding Nader’s inexperience, I prefer to get my surgery from a Doctor that’s done it before that’s all…
