Bond At Brickell Weeks Away From Topping Off (Photos)

The Bond at Brickell is on track to top off in late July, according to the developers of the project.

Brickell has one more major hole to be filled and it’s with FlatIron. All the other projects after that (destined for the Brickell area) is just icing on the cake!

Flatiron will be the first new project in Brickell that actually diminishes the neighborhood. Those beautiful old trees that contribute so much to the quaint feel of that area will be ripped out and replaced with a massive garage podium. That lot deserves more village-like retail space that extends the Mary Brickell vibe south. Retail will be the next boom, as vacancy rates here are among the lowest in the country and condos are losing their steam on the strong dollar. Flatiron would go better on the 830 Brickell lot, both for Colombo and for the neighborhood. As far as “holes” that needs to be filled…Villa Magna and One Brickell are the most important because they will connect the waterfront pathways along the bay and river. Flatiron does nothing but insult our quaint village by building too massive and too close!

The immediate area surrounding 10th & South Miami is very village-like and quaint with the Mary Brickell architecture, Perricones, and Doloros. If you think otherwise you’ve never seen a real city. I live a few blocks away and am at this intersection everyday. Trust me I know more about Brickell than you ever will “anonymous”

Unfortunately no one will ever use the term again to describe this area once those gorgeous old trees are replaced with a 19 story garage podium that slaps you in the face every time you walk out of Doloros or Perricone’s.

We’ve seen gorgeous “garages”/retail built in Miami Beach and the Design District. So do not count them out just yet.

Scale. The garage podiums downtown and Brickell are as tall as whole buildings are in MB and DD,

Totally agree with you BrickellB. Flatiron completely missed the mark. It’s completely out of place in that lot. Enclosed in all sides with no views of any kind. Way too many apts per floor, like a vertical favela. None wants it.. it’s not selling. It’s not going to be built.

Colombo could easily sell 2-3 floors of retail space similar to what exists in Mary Brickell and then build <50 boutique condo units with 3000+sq feet in each residence above in a very quiet low-key building. There are many wealthy people who value space and privacy over views. Then perhaps those trees could be preserved and there won't be a massive parking garage in the middle of Mary Brickell village….yes, "Village"

That makes absolute sense! You need to offer something really special for retailers and very exclusive owners. Not mass offerings. Are you listening Mr. Colombo?
