Brazilian Billionaire Backing 69-Story Brickell Tower

Brazilian billionaire Daniel Dantas is backing plans for an 843-foot tower in Brickell, according to Bloomberg.

Dantas is a founder of the Opportunity investment firm, which has around $11 billion in assets.

The company is partnering with Leste Group to form Lore Development Group, which is planning the 69-story Summit Brickell tower.

Summit Brickell will be one of the first investments for Lore in Miami. The company plans to spend over $1B in the next five years here.

A division head at Opportunity praised Miami’s pro-business attitude, telling Bloomberg that they were able to increase the tower height from 40 to 70 stories, and double the unit count due to the property’s proximity to the Metrorail and Metromover.

County records show that the developers filed for zoning approval for the new tower on October 4.

According to the new filing, Summit Brickell is planned to include:

  • 500 residential units
  • 2,174 square feet of ground floor commercial space
  • amenities on level 13 and 69, including a rooftop pool on the 69th floor
  • 480 parking spaces on levels 2 through 12

Corwil is the architect.

The developers have previously said that groundbreaking is planned in June 2024, with completion in Summer 2027.

This is a first design, from a first time potential Brazilian player building this recessed tower (views? I think not) with a not well established builder. Plenty of room for this not to ever get done or look this way. No one cares if it shares some slight similarities with Waldorf, the Waldorf is the only supertall to have broken ground. Love it or hate it, it’s Miami first supertall cherry pop and we should celebrating its arrival while hoping these other ones get build this cycle.

This feels very speculative to me.
Hope I’m wrong. But 843 ft tall with 69 stories.
That almost 12.5 ft per floor… Not even the Aston Marting building has those heights.
Feels like they are trying to get maximum approval for sale or to play with their options in the future.

843 is the elevator shaft peak height. It’s more like 820′ or just over 10′ ceilings which is pretty standard now. 820 / 68 is 12′ minus slabs and interior finishes. Miami has an exceptional amount of skyscrapers with lower ceilings heights, less offices, and no spires than almost any other city in the world.

So far. Having moved here after years in Manhattan and Chicago before that, I see similarities to both in the way Miami (Brickell up to DD) is evolving. I would expect increased density to make Miami feel more like Manhattan from the UWS/UES down, though with the opportunity to expand west as Chicago has with West Loop. There’s a lot to look forward to overall. Transport will continue to be the issue, as Miami streets aren’t as wide as either of those cities, nor is public transport as robust.

Unless these are above sea level heights (825 roof slab 843 over elevator shaft), this would still be the tallest building in town right now, surpassing Panorama slightly, despite how many supertalls and 900 footers are proposed.

The section of Brickell boasts a 10-20 foot elevation advantage over the older bayfront buildings. Heading west in Brickell, the elevation steadily increases, alleviating any past concerns of historical flooding.

Neighbors, it’s crucial to deal with those feral chickens in Brickell ASAP. They can spread diseases like avian influenza (bird flu) and Newcastle disease, mess up our local ecosystem, and bring bird mites. Plus, their constant crowing is a real noise bother.

This place is brimming with classical piano music, sophisticated individuals flaunting their sunglasses and shopping bags, sharp-dressed businessmen frequenting farmers’ markets and engaging in morning yoga sessions. There are butterfly gardens, captivating public art installations, and table tennis enthusiasts in abundance. Families come together for tree planting and joyful play. On a few occasions, I’ve even spotted chickens roaming in various Miami areas. Unfortunately, the beauty of this location is overshadowed by the ineffectiveness of our city government in addressing the chicken infestation problem, akin to New York’s rat issue, which is why we humorously liken these chickens to New Yorkers’ pizza rat phenomenon.
