Brickell City Centre Condos On Pace For Sellout Soon As Sales Velocity Rises; 80-Story Tower Still In Planning

Swire Properties has released their latest quarterly report showing that sales at Brickell City Centre are on the rise and on pace to nearly sell out by year end.

In total, 86% of the 780 residential condos at the Reach and Rise towers at Brickell City Centre have now been sold.

At the more expensive Rise tower, the developer said they expect to recognize the sale of eight units this year through January 29. That puts the tower on pace for sellout by the Fall, with a total of 81 units remaining.

The less expensive Reach tower has fewer units remaining – just 25 are still available. None have been sold yet in 2021.

The retail center has reached 95% leased as of December 31, 2020, compared to 90% a year before. However, sales dropped 43% during the year due to the pandemic forcing store closures.

The office space is 100% leased and was sold by the developer last summer. Swire says they will recycle the capital raised from the sale.

One Brickell City Centre, the 80-story second phase of the project, remains in planning, the developer said.

The thing I love about what Swire did they went forward with their plans even at the worst time for real estate at the time and it paid off. Real estate is a big gamble but you have to take risk, most of these planned projects still haven’t got off the grown. Most claiming they are waiting on the market to strengthen but yet if you believe in your project why wait? Now look at how the market shifted so quickly in Miami from residential to office because of the pandemic but we don’t have enough to meet demand… A lot of retail have been planned but now retail taking a big hit! I say build office now! Miami I believe will be the next hot spot for office space!

Yes please. I’m tired of seeing a good job advertisement only to find out the company is located in some random suburban office park or Coral Gables. I moved to Brickell to not have to commute.

They have so many planned projects near this one. Let’s pause on the condos and secure the future of downtown by building more office buildings while there is still a growing demand ( even though I know it’s all hype)

If there’s demand for condo, they will be built. If there’s demand for office, they will be built.
