Swire’s deep freeze puts icing on mega-project CitiCentre By Scott Blake With its massive Brickell CitiCentre project, Hong Kong-based Swire Properties is bringing a different twist to downtown Miami development — underground parking — that also will involve a first for the city: groundwater freezing, a project official told Miami Today. “It’s never been done in Miami,” said Steve Krysowaty, president of CBP Construction Consultants in Miami. Currently, preparatory work is being done for the freezing around the perimeter of the site, he said. Using rods or tubes containing super-cold liquid nitrogen, groundwater freezing is needed while building a barrier to prevent more groundwater from entering the site. Eventually, the water will be defrosted and sucked out of the ground to make way for the complex’s foundation and two levels of underground parking, he said. Overall, plans call for a six-story shopping mall, two office towers, two condominium towers, a large hotel, and plethora of amenities such as restaurants, nightclubs, a movie theater and a bowling alley. Construction is expected to start before the end of the year with completion hopefully sometime in 2015, Mr. Krysowaty said. Also announced this week, Swire was the only bidder for the land surrounding the eighth street metromover station. They hope to be awarded a 100-year lease from the county, and incorporate it into their project. Rent will be $4,166 for four years, and then $2,100 guaranteed rent for 98 years.

Brickell Citicentre presents at University of Miami Real Estate Impact Conference: Global Urban Design in Miami Bernardo Fort-Brescia, founding principal of Miami-based architecture firm Arquitectonica In a session titled “Global Urban Design & Miami 2020,” panelists outlined a planned development that exemplifies the city’s leading role in urban design trends. Brickell CitiCentre, a 4.6 million-square-foot mixed-use project, will transform a nearly four-block area just west of the Brickell Avenue financial corridor into a “city within a city.” The plans, approved by the City of Miami in 2011, call for multi-level retail stores and restaurants, office towers, residential units, medical services and a hotel, supported by underground parking, covered sidewalks and a renovated Eighth Street Metromover transit station. Swire Properties has obtained a $140 million credit facility to kick-start the $1.05 billion Brickell CitiCentre project. The credit facility was provided by HSBC Bank USA. The financing is to be used for “operations and initial costs of development” for the 4.3 million-square-foot first phase of the project.

Yes. the board recommended approval. Swire will rebuild the entire station and integrate it into Brickell CitiCentre. It now goes to the County Commission for final approval on April 3.

Massive Brickell CitiCentre construction job might shut South Miami Avenue

The construction of Swire Properties’ massive CitiCentre project in Brickell could result in part of South Miami Avenue closing for an unspecified period as construction advances.

During March 21’s Brickell Avenue Construction Coordination Meeting, representatives from the county’s public works department said that the county expects that Swire will submit a request to close the avenue around the project’s site, which is a block west of Brickell Avenue between Southwest Seventh and Eighth streets, said Cesar Garcia-Pons, senior manager of planning, design, transportation and services at the Downtown Development Authority.

Swire’s CitiCentre upgrading Metromover Station

Swire Properties has completed agreements with local officials to redesign and enhance the Eighth Street Metromover station as part of its $1.05 billion Brickell CitiCentre mixed-use development. The project is expected to be underway within this year.

As part of the two-part agreement with Miami Dade Transit, Swire receives a land lease on a parcel adjacent to the Brickell CitiCentre project. The Metromover station, which will be located within the project, will have improved landscaping under the line between southeast Sixth and Eighth Streets. The project will include two overhead pedestrian crossings spanning South Miami Avenue and Southeast Seventh Street.

Shame to see the beautiful little club demolished, but looking forward to CitiCentre.
