Brickell’s St. Regis Residences Gets Water & Sewer Utilities

The developers of the St. Regis Residences project in Brickell have signed a deal with Miami-Dade to supply water and sewer.

According to the February 22 agreement, St. Regis Residences will include:

  • 350 residential units
  • 30 hotel rooms

The developer will pay a connection charge estimated at $97,720.20. There’s also a Brickell Basin II sanitary sewer special connection charge estimated at $54,522.

Related Group and Integra Investments are the developers.

In October 2022, Related’s Jon Paul Pérez told The Real Deal that St. Regis Residences would include one tower. Previously, two towers were planned.

At the time, the unit count was said to be reduced from around 330 condos to about 150 condos, with increased pricing on the remaining units.

The changes were being made in response to buyers who were seeking larger spaces.

Buyers were said to be paying among the highest ever per square foot in Brickell, above $2,000, with over 50 percent of units reserved at the time.

The project is being designed with a nautical theme by Robert A.M. Stern Architects, with the architect calling it a “gift to the Miami skyline.”

I was told by a broker that Tower 1 was being re-designed to include larger units. However, 330 units and 30 hotel rooms does not seem consistent with the October press release. Thoughts?

Can’t wait to watch this rise. Hopefully they continue to redevelop some of the surrounding uber-unattractive buildings on Brickell Ave.

Thank goodness they’re not doing the twin towers. It looked like an after thought where developers just copy and pasted the blue prints

Stunning design and amazing location in the quiet side of Brickell. Possibly the best site in downtown/brickell, glad they’re not wasting it on a subpar project.
