Brooklyn Developer LIVWRK Submits Plans To Build Wynwood Complex

LIVWRK has submitted plans to the City of Miami for a project in Wynwood.

LIVWRK Wynwood is proposed to have two separate buildings, with 922,466 square feet of total floor area, including:

  • 420 multifamily residential units (building 1)
  • 59,461 square feet of office space (building 1)
  • 122 apartment/hotel units (building 2)
  • 29,057 square feet of ground floor commercial/retail (building 1)
  • 8,996 square feet of ground floor commercial/retail (building 2)
  • 556 vehicular parking spaces and 798 bicycle rack spaces in a 3-story garage (building 1)

Both buildings will have activated roof terraces.

Building 1’s rooftop terrace will include a fitness area and social club, while building 2 will have a rooftop lounge. Both rooftops will be accessible by a dedicated express elevator.

In 2020, another proposal called 2400 NMA was submitted for the property, before it was sold to the LIVWRK partnership.

LIVWRK’s recent developments include Front & York, a mixed-use project with over 1.3 million square feet on a 3+ acre block in Brooklyn.

Morris Adjmi is the design architect for both Front & York and LIVWRK Wynwood. MKDA is the Architect of Record.

The Wynwood Design Review Committee is scheduled to review the proposal at a March 8 meeting.

24th street needs a traffic light with Oasis there its causing massive amounts of traffic. And the metromover needs to be extended up North Miami Ave

I wish I would get a dollar everytime I read “metromover needs to be extended…” I would be rich right now.

Actually you wouldn’t because most people just put their head down and request uber and rather sit in traffic.

Actually I would because I read the same thing over and over and over again in TNM.

Could that mean it’s a good idea with lots of support among Miami residents?

With that logic, so is speed bumps on Biscayne Boulevard, a major street and evacuation route.

^ “Could that mean it’s a good idea with lots of support among Miami residents?”

You and the residents who prefer to keep saying the same thing over and over and over again are like parrots just sitting on a perch without any power. So, four days a week saying “extend the Metromover” throughout Wynwood in almost every article that TMN prints doesn’t go unnoticed to the people in governmental office in Miami? If you keep saying the same thing over and over around your friends they would think something is weird about you.

Forget the metromover and extend the metrotrail

Do you understand the cost difference?

Anonymous

Metrorail would help pay for itself because there is a fare, and has the appropriate speed and capacity to go beyond what Metromover was designed for in the first place.

Anonymous

You do know that taxpayers subsidize the Metrorail also don’t you?

Major improvement over that cluttered heap of crap proposed in 2020! It actually has massing, articulation, and no ugly, irregular and asymmetrical windows and balconies.

If we’re not going to have the mover extended to Wynwood anytime soon, can we at least add an express lane for busses and trolleys on Miami Ave?

and bike lanes

You mean “death lanes?”

It’s just fair warning to not overspend on the units right below it.

yup, nice illustrative picture – how typical. Over-aged dude trying to retain his youth and cool by randomly practicing his skate boarding on the curb…fake Miami. Last time I witnessed this, MAN went crashing face first into the street…got up sheepishly. One of the most awkward live fails I’ve witnessed – I actually felt for him. But that’s Miami. People doing dumb shit they think they oughta be doing to look and feel Miami. Fake azzz town.

This does not belong in Wynwood. Take it to Kendall.

They talk about activated roof terraces. What about an activated and engaging street level?

Are you blind? Look up close at the detailing on the ground level columns, glazing systems, material choices. This project raises the bar.

What’s the point if Metromover “might” be built right over the street?
