Buildings With Less Glass Approved At Worldcenter

Miami commissioners have approved zoning changes that will allow buildings with less glass at Miami Worldcenter, according to Miami Today.

The goal is said to be better energy efficiency, with increased stucco chosen to achieve that goal rather than improved glazing.

According to the text of the zoning changes approved for Worldcenter, “projects with an FLR up to 20,000 square feet may receive adjustments in glazing up to 80% to meet net-zero building standards.”

A rumored Apple Store currently in the permitting process could be a beneficiary of the changes.

Records show that a building with 16,629 square feet of retail is currently in permitting with Miami’s Building Department at Worldcenter.

Planning documents obtained by The Next Miami in April showed that renderings for a new building on the property included an Apple Store logo.

I don’t understand why they fail to innovate in Miami. Let’s build something futuristic and advanced.

Using mass timber is pretty cutting edge

Anon

This is Miami, not New Jersey. Mass timber would fall apart in a hurricane.

Not at all. Mass timber is more flexible and resistant that your standard construction methods…

This is what you call a corporate giveaway by the city for “green washing”…… Its atrocious design (especially from apple). The city will bend over backwards to let developers do whatever they want. And then try to cover their tracks by claiming its for “energy efficiency/sustainability) when the reality is Apple just doesnt want windows….

Not just for energy efficiency but also to lessen the possibility of break ins in the future should additional BLM-styled protests/riots occur in downtown in the future.

Are you serious? When is the last “BLM-style” protest you have seen in Miami? This isn’t Chicago or New York City.

you seem to have forgotten the George Floyd protests in 2020 where a bunch of places were vandalized in downtown which subsequently lead to the passing of the anti-riot law.

Iconic building.
I’ve seen toilet buildings in some areas that are more interesting.

I got distracted with the landscaping in the renderings. I didn’t even notice there was a building in there.

Let me guess, less glass and more stucco will mean more blank walls with tacky murals and paint schemes.

typical miami third world garbage design. less glass=more trash just like most buildings here. hope the condos won’t adhere to this

So it is fine to make Some projects go to the added expense of complying with the energy code and Others can use cheaper products and skate by.
Wonder how projects get selected?

Leave the square alone, put that 20,000 sqf Apple store on another building .Totally unacceptable to build this monstrosity on the only open square at the MWT

This is totally unacceptable. Why am I not surprised the ass backwards Miami city commission would approve such a lame measure?

Well let’s be honest… it’s not like standards really were that high, when you consider mediocre buildings like The Crosby and CitizenM.

How about less glass, provided you have green walls, curves, articulation, spires, etc.?

Anything is a current improvement because the original downtown was demolished for parking lots
