Caoba Miami Worldcenter Over 50% Leased Less Than Three Months After Opening

Miami Worldcenter’s first rental apartment building is leasing fast.

Over half of apartments at the 43-story Caoba tower were leased in under three months, Worldcenter managing principal Nitin Motwani said in a recent interview with Miami Today.

Caoba includes 444 apartments.

The least expensive unit available today on the Caoba website is a 349 square foot studio priced at $1,775 per month. The most expensive are 1,272 square foot three bedroom units priced from $4,125 and up.

At least three other rental apartment towers are planned at Miami Worldcenter including another 40-story Caoba tower, a 43-story tower called Luma where construction is underway, and a 47-story tower planned by Fifield.

lmao this is great. Who on earth is dumb enough to pay $1775 for a 350 sqft studio? There are buildings in Brickell that are 1 bed/1 bath units that are over 700sqft going for $1800/month.

First off, Maserati’s are overpriced and everyone knows that. Second, your comparison doesn’t make sense. If the difference in the monthly rent is $25 why would you pay to live in a 350sqft apartment rental that has roughly the same amenities?

It seems that every so often I need to come here and explain the same thing over and over again. So here we go for the hundredth time. Real Estate is all about supply and demand if this building has leased half of its units in the last 3 months it means that the market will bear what they are asking for and they are setting a new standard for downtown living. If there was no one willing to pay what they are asking for the prices would adjust accordingly but with the completion of World Center a few blocks away I don’t see that happening. Like I have said before, if you want cheaper and bigger move out to the suburbs, no one is holding a gun to your head making you pay downtown rent prices.

Lol I bike everyday along that route. At 9pm I see just a handful of units with lights in them. Maybe the builder needs to turn on more lights to fool us.

They are offering two months free rent so maybe this is attracting people to this apartment. But they will have to put up with the construction of the second tower and having his debris rain on the pool deck.

You can find better options in all the new recently finish pre-construction condos , all the units investors are renting , tell you broker or agent to do a good job and shop around
