Cipriani Reaches Level 9, Using Self-Climbing ‘Slip Form’ System

Brickell’s under-construction Cipriani Residences Tower has reached its first residential level, and will be using a new self-climbing system moving forward.

The milestone means that Cipriani is on schedule with construction, with contractors recently working on levels 7 and 8, the first amenity and residential floors.

Beginning at level 9 until top off, contractor Moss Construction will be using a self-climbing “slip form” system.

The system will streamline forming and pouring of shear walls in the core of the building.

The Cipriani tower is planned to reach a near-supertall height of 80 stories, or 940 feet above ground, and 950 feet feet above sea level.

It will include 397 luxury condos when it opens, in a tower designed by Arquitectonica.

Completion is planned for 2028.

Mast Capital is the developer.

there’s only one level below grade, I’ve watched them build it. It’s an old photo, they are now at 6 levels above grade for parking, etc. and 5 above that for amenties and condos. This photo is at least a couple weeks old, the backside is still open when now it’s closed

That’s what happens when you arbitrarily upzone areas. Hopefully SW 3rd Avenue will keep developing as a mid-rise corridor, a transition zone to The Roads and Coral Way.

Just like Edgewater tapers off at the edge of the city, the mid-rise corridor from Vizcaya to 3rd Avenue needs a style that matches the dense, walkable environment. The old way of building leaves too much empty space, breaking up the flow and energy needed for pedestrian life.

It’s great to see some properties along the Underline starting to use that access for businesses—that kind of activation keeps the area alive, and even helps alleviate traffic on US-1 as people slow down to take in the moment.

The Grove stop already has a buzz, with a faster-paced, modern crowd, throughout the day and night.

I just wish Coral Way had a central hub—maybe a 5×5 block zone with a little height and a square—something to get people walking around, not just driving through. It’s so close to walk to from Cipriani and Brickell.

Zoning is not done arbitrarily.

The Roads are west of I95 and the Metrorail tracks.

Fresh Market can be hit or miss—it’s great if it’s one of the newer, modern-style locations, but not so much like the older one with the musky, dark entrance in Coconut Grove. Milan’s is eclectic and high-end, but it might be a bit too niche for Brickell. Sprouts and Whole Foods are also solid.
