Cipriani Residences Approved By FAA To Rise 80 Stories, Or 940 Feet

The Federal Aviation Administration has granted approval for a three-tower megaproject in Brickell.

Cipriani Residences is the name of the 80-story condo tower.

According to a letter from the FAA on July 22, the Cipriani tower is now approved for a height of 940 feet above ground, or 950 feet above sea level.

The two other towers are planned to rise 60 stories and 50 stories, and will include rental apartments.

The FAA approval for the rental towers allows for a maximum height of 693 feet above ground, or 710 feet above sea level.

The project is planned to include:

  • 1,300 residential units (with 420 of those in the Cipriani condo tower)
  • 18,300 square feet of full service restaurant
  • 1,646 car parking spaces
  • 2,472 bike parking spaces

Construction permitting is now underway for all three towers. The project has been designed as-of-right with no waivers requested, in order to expedite the approval process.

The developer previously said that all three towers will rise simultaneously, with financing already secured.

Groundbreaking is expected towards the end of 2022, with completion expected in the second quarter of 2025

Mast Capital is the developer. Arquitectonica is the architect.

There is one more block over that can have a massive tower or two next door.

It’s a bit of a stretch but I hope one day we can pass Chicago with our skyline!

Anyone know what’s going on with the One Broadway across the street? Seems like its been under construction forever but don’t seem to see much done. Would love to have this area looking better.

I would like to know why it’s taking forever as well. At their current pace Cipriani will be finished first.

Theyre gutting the existing building and renovating. Which is kinda surprising because it was only built in 2005

I stayed as an Airbnb in 2019. The interior looked fine. But the facade looked like shit. Not worthy of its brickell address

The work was paused for the longest time but just started again a few months ago. Not sure what the delay was about.

The entire building is going from apartment to hotel. This is a massive undertaking, it takes a lot of time to repurpose. They’re adding intermediate levels, pools, etc.

Someone mentioned that Whole Foods would either go in here or on the other side of the building on Brickell Ave. Does anyone know anything about that? Neither space seems large enough for Whole Foods IMO.

I hope it has a light feature, I like lighting. I hope its not a dark mass just looming over the horizon.

Yay and a beautiful structure too!

Singular because only one tower is nice. The rest are boring and hopefully the tallest is built first, and subsequently decide to build a twin instead of two boxes.

Not trying to bash people who ride bicycles.
However, 2,472 bicycle spaces for 1,300 residential units is ridiculous. I understand there is a 18,300 sq Ft of restaurants, but 2,472 bicycle spaces?? Imagine how realistic it is to see 2,472 bicycles together in one building. Waste of money to allocate such space.

Anonymous

But many units will have multiple bikes. In my building, for example, the bike parking space is usually half occupied by children’s bikes, which is fine, but it means many residents have to take their bikes to their balconies because the bike spaces are full.

and many units have no bikes, 2472 bike spaces is overkill

They had to build more bike spaces in order to be allowed to have fewer car parking spaces, which is a tradeoff that I’m happy was made

Anonymous

Inefficient trade off. Why build any space for vacancy?
2472 bike spaces??

1,600 more cars in Brickell is such a failure in planning, policy, and the future of our city.

1600 more cars in brickell blah blah blah failure in planning, policy, and blah blah blah…..

Really, I mean really, why are you whiners always saying the same thing?..

Robin Stan

Because its an issue, unless you’re one of those people who gets off to sitting in traffic fantasizing about being in Manhattan.

Anonymous

Still better than fantasizing about being on a subway when in reality it’s the dinky Metromover taking you a walking distance.

more like maybe 200 more cars full time….these places are lockboxes for foreigner cash, hardly anyone will live in these units full time.

Anonymous

Why would non-resident foreigners rent an apartment? Only one of these buildings is a condo, the others are apartments.

Brickell Soaring.

You’re All Greedy Frucks

It will become unlivable.

Any charm Brickell once had will be lost in the shadows of these ugly AF towers.

And what’s with the whole skyline obsession? The appeal of Miami is its ocean views and glorious sunsets, not a neighborhood of towers blocking the sun.

Who gives a rat’s ass about Chicago?

Anonymous

With all the shit that’s happening in this world today, what concerns this “whine-baby” the most is the towers he sees in Miami. I mean really, you can’t find “ocean views and glorious sunsets” nowhere in MiamiDade county? You think because you were born on this earth, everything should be designed the way you like it?

And this cry-baby who lost his pacifier is calling people “Greedy Frucks.”

With all the tower construction going on in the Brickell area I just wonder what will eventually happen at the very desirable Four Ambassadors site, with their tiny buildings occupying that gorgeous view.
