Cipriani Residences Approved By FAA To Rise 80 Stories, Or 940 Feet

The Federal Aviation Administration has granted approval for a three-tower megaproject in Brickell.

Cipriani Residences is the name of the 80-story condo tower.

According to a letter from the FAA on July 22, the Cipriani tower is now approved for a height of 940 feet above ground, or 950 feet above sea level.

The two other towers are planned to rise 60 stories and 50 stories, and will include rental apartments.

The FAA approval for the rental towers allows for a maximum height of 693 feet above ground, or 710 feet above sea level.

The project is planned to include:

  • 1,300 residential units (with 420 of those in the Cipriani condo tower)
  • 18,300 square feet of full service restaurant
  • 1,646 car parking spaces
  • 2,472 bike parking spaces

Construction permitting is now underway for all three towers. The project has been designed as-of-right with no waivers requested, in order to expedite the approval process.

The developer previously said that all three towers will rise simultaneously, with financing already secured.

Groundbreaking is expected towards the end of 2022, with completion expected in the second quarter of 2025

Mast Capital is the developer. Arquitectonica is the architect.

The entire building is going from apartment to hotel. This is a massive undertaking, it takes a lot of time to repurpose. They’re adding intermediate levels, pools, etc.

Someone mentioned that Whole Foods would either go in here or on the other side of the building on Brickell Ave. Does anyone know anything about that? Neither space seems large enough for Whole Foods IMO.

Singular because only one tower is nice. The rest are boring and hopefully the tallest is built first, and subsequently decide to build a twin instead of two boxes.

Not trying to bash people who ride bicycles.
However, 2,472 bicycle spaces for 1,300 residential units is ridiculous. I understand there is a 18,300 sq Ft of restaurants, but 2,472 bicycle spaces?? Imagine how realistic it is to see 2,472 bicycles together in one building. Waste of money to allocate such space.

But many units will have multiple bikes. In my building, for example, the bike parking space is usually half occupied by children’s bikes, which is fine, but it means many residents have to take their bikes to their balconies because the bike spaces are full.
